Kids can walk to parks and school in west Omaha’s Pepperwood
Pepperwood offers a family-friendly environment and a convenient location in west Omaha. Kids can walk to quiet parks and a highly rated elementary school within the Millard Public Schools district. “Every time I drive through Pepperwood, I see kids running around and playing outside with their neighbors,” says Aubrey Hess, a Realtor with Better Homes & Gardens Real Estate who has sold several homes in the area. Pepperwood is also situated north of U.S. Route 6, locally known as Dodge Road. Shopping centers, like Pepperwood Village, line this bustling corridor, which provides a direct route to downtown Omaha, about 12 miles away. “It’s a really great place for people to raise their families, and then also be able to get to work downtown in about 20 minutes,” Hess says.

Pepperwood has sidewalks and mature trees
Split-levels, ranch styles and New Traditional homes built between the 1980s and ‘90s sit along Pepperwood’s sidewalk-lined streets. The median lot size is around 7,400 square feet, and mature oak trees often shade lawns. Houses typically have three to four bedrooms and attached garages. Prices can range from about $230,000 to around $400,000, depending on the house’s condition and size. Pepperwood’s CAP Index Crime Score is 1 out of 10, lower than the national average of 4.

Grace Abbott Elementary is in the neighborhood
Millard Public Schools serves Pepperwood. Kids can attend Grace Abbott Elementary, Kiewit Middle and Millard North High, which all earn A grades from Niche. The elementary school is on the west side of the neighborhood. “Walking paths are between some homes so that kids can walk to school faster,” Hess says. The high school was Nebraska’s first to offer an International Baccalaureate Diploma program, which includes Advanced Placement classes and world language courses, like French and German. Metropolitan Community College’s Elkhorn Valley Campus, about 6 miles east, has programs ranging from nursing to automotive technology.
Grace Abbott Elementary School serves students in PK through K-6.

A neighborhood park, a trail and golf courses are in the area
Pepperwood Park’s playground, basketball court and walking paths are densely shaded by oak trees. The green space sits at the neighborhood’s core and is rarely visited by non-residents. “It’s really a hidden gem in Omaha because there’s no public parking, so it stays super quiet,” Hess says. Pepperwood is 2 miles east of the West Papio Trail, which runs along a stream and past other neighborhood parks with playgrounds and tennis courts. Several golf courses are less than 5 miles away, including the private Champions Run and the public Stone Creek.

Pepperwood Village has a wide selection of restaurants
A Baker’s grocery store and a variety of restaurants fill Pepperwood Village in the neighborhood’s southwestern corner. Wine bottles stock the shelves behind the bar at Le Voltaire Restaurant, a French spot that has been around since 2001. “It’s the kind of place where a lot of locals have been going once a week since it opened,” Hess says. There’s also a Thai restaurant, a Mexican grill and an ice cream shop. The Greek Revival-style Westside Church offers a daycare program and is down the street from the shopping center. Methodist Women’s Hospital sits next to Village Pointe, a shopping center about 3 miles west. The outdoor retail hub is home to around 60 restaurants and stores, including Apple, Sephora and Scheels.

Dodge Road reaches downtown Omaha
While schools, parks and shopping centers are all within walking distance, Pepperwood is also convenient for drivers. Dodge Road reaches downtown Omaha’s theaters, museums and major employers, like Creighton University and Nebraska Medicine. The highway may experience heavy traffic, though it rarely lasts long. “Drivers are typically bumper-to-bumper during rush hour, but Omaha’s rush hour only lasts for like 30 minutes before and after work,” Hess says. The Omaha Eppley Airfield is also near downtown.
The Orpheum Theater in Downtown Omaha hosts Broadway tours and concerts year-round.
Live music often fills the Old Market Farmers Market in Downtown Omaha.
