Pinewood/Bel Air defines “location, location, location”
Pretty homes and welcoming neighborhoods define Pinewood/Bel Air Village, but what sets it apart is perhaps what buyers can’t easily see. Located in the center of west Omaha, the neighborhood is less than 10 miles from the two largest healthcare employers in the city – University of Nebraska Medical Center and Creighton University Medical Center. “This is the heart of Midtown,” explains Richard Gibb, Realtor with BHHS Ambassador Real Estate and an Omaha real estate agent for 35 years, “so buyers really can’t find a better location if they want to be close to schools, shopping and work. This area is also very established, so you have a feeling of really knowing your neighbors around here.”
While most of the neighborhood is developed, Sterling Ridge is a relatively new mixed-use development in the southwest corner of Pinewood/Bel Air Village. It features 50 single-family homes with one-of-a-kind designs. About a dozen of the properties offer villa-style housing.

Students in Pinewood/Bel Air can attend Omaha Public Schools (OPS), to which Niche gives an overall B-minus rating. Crestridge Magnet Center, with a C grade from Niche, is a dual language elementary school that offers pre-kindergarten. Beveridge Magnet Middle has a C-grade from Niche and is the only OPS school within the neighborhood's boundaries. Burke High, with a B-minus Niche grade, is not only known as the annual host of the Nebraska State Track Meet, but its Bulldogs enjoy the most extensive variety of Advanced Placement courses of any high school in the state.

Tri-Faith Initiative creates a one-of-a-kind community inside Pinewood/Bel Air
A unique local initiative, the Tri-Faith Center, brings together a synagogue, church, mosque, and interfaith center in permanent residency. Opened in 2020 to pursue inter-faith initiatives and community building, Tri-Faith hosts conferences on race, religion and social justice, and offers courses on religious literacy. Called “outrageous” and “an opportunity to change the landscape of religious life in the 21st century” by executive director Wendy Goldberg, the initiative was started in 2006 to bring different faith communities together to learn about and better understand one another.
