Ramble Ridge strikes a balance between city and country

The peaceful streets of Ramble Ridge wind through northwest Omaha, about 11 miles from downtown. In every direction, you’ll find the recreational lakes, golf courses and walking trails that are woven into the landscape as urban sprawl gives way to the Nebraska countryside. But living here doesn’t mean sacrificing city conveniences. Interstate 680 is close by to keep you tethered to Downtown Omaha, and there are plenty of shopping centers and diverse dining options within a mile of the neighborhood.

What you need to know about owning a home in Ramble Ridge

Most Ramble Ridge residents own their homes, but apartments make up about a third of the property mix, and several agencies are here to help renters find the right place. With a median home sale price of $280,000, slightly below the citywide median, the neighborhood offers “the right price range for a first-time homebuyer,” says Matthew Donahue, a Realtor with BHHS Ambassador Real Estate who has 10 years of local experience. Properties sell from the lower $200,000s to the lower $300,000s after spending an average of 20 days on the market. Once you buy, membership in the Ramble Ridge Property Owners’ Association is mandatory, and the annual dues are $40. Covenants are fairly strict: Visible clotheslines are prohibited, and households are limited to two pets.

Ranch-style and split-level homes in an established neighborhood

Billowing trees lend shade to the residential streets in Ramble Ridge, giving the neighborhood an established, tucked-away feel. Raised ranch-style and split-level homes from the ’70s and ’80s line the streets and cul-de-sacs, bordered by small, tidy yards. It’s typical for houses here to offer between 1,500 and 2,000 square feet of living space. Despite their age, most homes are well-maintained, with many boasting modern upgrades like new flooring, bathroom fixtures, cabinetry and kitchen appliances.

The neighborhood is close to recreational lakes and trails

In Ramble Ridge, outdoor recreation is never far away. Here are some of the parks and green spaces you’ll find nearby:

  • Ramble Ridge Park, where a walking trail loops around a small pond
  • Standing Bear Lake, a popular spot for fishing, hiking, cycling and no-wake boating
  • Lake Cunningham, another recreational lake surrounded by equestrian trails and campgrounds
  • Knolls Golf Course, a public 18-hole course run by the city’s parks and rec department
A paved trail follows the path of North 108th Street near Prairie Lane Elementary, so you can go for a run or a bike ride while staying out of traffic.

Ramble Ridge students are zoned for Omaha Public Schools

The Omaha Public Schools district serves area students. Kids can start at Prairie Wind Elementary School, which claims a central location within the neighborhood. Prairie Wind encourages community engagement through service-learning projects, STEAM events and family bingo nights.

Interstate 680 makes it easy to get around Omaha

Interstate 680 is less than a mile away — close enough for easy commuting, but not so close that residents have to worry about traffic noise. Most people in Omaha rely on cars, and the drive downtown usually takes 20 to 25 minutes. “That’s a good location,” Donahue says. “It’s easy to get to everything in the city from there.” Metro buses also serve the area, but it can take almost an hour to get downtown if you take the bus.

Local dining spots have everything from craft beer to Chinese takeout

Ramble Ridge isn’t a highly commercial area, but you don’t have to go far to find everyday essentials. Nearby retail and restaurant options include:

  • Hy-Vee for groceries
  • Walmart Supercenter over by I-680
  • Monolithic Brewing for craft beer and savory bites
  • ChopStick House, dishing up Chinese specialties
  • Touch of Class Lounge for cocktails and darts
If you’re hungry for more, West Maple Road, one of Omaha’s primary commercial corridors, is about a mile south of the neighborhood.

How Ramble Ridge compares to the surrounding neighborhoods

If you can’t find the right house in Ramble Ridge, nearby neighborhoods have plenty to offer. In Standing Bear, you’ll be even closer to the lake and surrounding park, and most homes there feature newer construction; however, prices are slightly higher. Houses in Roanoke offer a bit more architectural diversity and more square footage for your dollar, and the median sale price is only slightly higher than in Ramble Ridge. Conversely, Wiesman/North Oaks features similar housing styles at lower prices, and Interstate 680 cuts through the neighborhood, making it even more convenient for commuters.
