Roanoke is tucked into a pocket of northwest Omaha, where urban sprawl gives way to public parks, golf courses and recreational lakes. Development came to this part of the city in the 1960s and ’70s, and its established homes and mature tree growth carry echoes of those early days. Many houses sit on generously sized lots, and some properties have views of The Knolls Golf Course. The neighborhood offers convenience as well as comfort: Residents are within a mile of Interstate 680 for easy commuting, and public and private schools are a short drive away.
Roanoke has established streets with midcentury homes
Most people own their homes in this primarily residential neighborhood, where single-family homes dominate the property blend. Midcentury ranch-style, split-level and two-story homes are on grassy knolls bordered by sidewalks and mature shade trees. Properties can measure up to a third of an acre, and paved driveways and attached garages are common features. Some lots back up to The Knolls Golf Course, offering fairway views. Prices typically range from the lower $200,000s to the lower $400,000s. “Roanoke is a popular neighborhood for first-time home buyers, as well as for those who want the ease of an updated property in an established part of west Omaha,” says Andrea Marzullo-Lane, a Realtor who’s been selling with BHHS Ambassador Real Estate for 20 years. “But what really sets it apart is the variety of unusual home designs.” Listings move fairly quickly, spending an average of 25 days on the market compared to the national average of 56.

Comparing Roanoke to nearby northwest Omaha neighborhoods
If you can’t find the home you’re looking for in Roanoke, the surrounding neighborhoods offer similar benefits. Eagle Run is centered on a public golf course, so many of its spacious homes have fairway views. However, the median home sale price is higher, and the neighborhood charges mandatory HOA fees. If cost is a concern, the adjoining Ramble Ridge neighborhood features homes similar to the ones you’ll find in Roanoke, but the median sale price is slightly lower. Sunny Slope-Sunny View is on par with Roanoke in terms of housing styles and price points, and it also has a community park and swimming pool. However, the neighborhood is right next to I-680, which might be convenient for commuting purposes but also contributes to higher noise levels.
Residents stay connected through community events and activities
The Roanoke Neighborhood Association supports the community year-round, hosting events and activities like Easter egg hunts, garage sales and neighborhood cleanups. Residents also stay connected through the association’s Facebook page, where neighbors share updates and local information. Participation is voluntary, and the neighborhood association is not a homeowners association, meaning there are no mandatory HOA fees.

The 17-mile trip to Downtown Omaha can take over an hour by bus, whereas the drive usually takes about 20 minutes. Interstate 680 is about a mile from Roanoke and provides a good starting point for commuters. Midtown Omaha, where you’ll find many major employers, including the University of Nebraska Medical Center, is roughly 10 miles away.
