The Roanoke neighborhood is a quiet community in northwest Omaha.
Why Omaha homebuyers are drawn to Roanoke
Roanoke is tucked into a pocket of northwest Omaha, where urban sprawl gives way to public parks, golf courses and recreational lakes. Development came to this part of the city in the 1960s and ’70s, and its established homes and mature tree growth carry echoes of those early days. Many houses sit on generously sized lots, with some properties offering views of The Knolls Golf Course. The neighborhood offers convenience as well as comfort: Residents are within a mile of Interstate 680 for easy commuting, and public and private schools are a short drive away.
Roanoke features established streets with midcentury homes
Most people own their homes in this primarily residential neighborhood, where single-family homes dominate the property blend. Midcentury ranch-style, split-level and two-story homes sit on grassy knolls bordered by sidewalks and mature shade trees. Properties can measure up to a third of an acre, and paved driveways and attached garages are common features. Some lots back up to The Knolls Golf Course, offering fairway views. Prices typically range from the lower $200,000s to the lower $400,000s. “Roanoke is a popular neighborhood for first-time home buyers, as well as for those who want the ease of an updated property in an established part of west Omaha,” says Andrea Marzullo-Lane, a Realtor who’s been selling with BHHS Ambassador Real Estate for 20 years. “But what really sets it apart is the variety of unusual home designs.” Listings move fairly quickly, spending an average of 25 days on the market compared to the national average of 56.

Residents stay connected through community events and activities
The Roanoke Neighborhood Association supports the community year-round, hosting events and activities like Easter egg hunts, garage sales and neighborhood cleanups. Residents also stay connected through the association’s Facebook page, where neighbors share updates and local information. Participation is voluntary, and the neighborhood association is not a homeowners association, meaning there are no mandatory HOA fees.

Public and private school options near Roanoke
The Omaha Public Schools district serves Roanoke students. Sunny Slope Elementary School is located nearby, just east of The Knolls Golf Course. At Burke High School, students begin at the Freshman Academy before selecting a career-focused program such as the Air and Space Academy. Nearby private options include St. James Seton School, a highly rated Catholic school serving students from prekindergarten through eighth grade.
Where to find parks, golf and other outdoor activities
Outdoor recreation centers on Roanoke Park. The green space measures nearly 9 acres, with walking paths, a playground, tennis courts and a baseball diamond. The adjacent Roanoke Swimming Pool gives residents a place to cool off during the summer. At The Knolls Golf Course, golfers can tee off on 18 scenic holes or practice on the putting greens. For longer outings, Standing Bear Lake is a short drive away. The lake anchors a recreational area with offerings that include:
Fishing
No-wake boating
Waterside hiking and biking trails
A field for radio-controlled model airplanes
Picnic areas
The lake usually freezes over in winter, transforming it into a popular ice-skating destination.
Roanoke Park has walking trails for morning or afternoon strolls.

Commuting to Downtown and Midtown Omaha is faster by car
Omaha Metro buses serve this area, but not many people use them, especially this far from the city center. The 17-mile trip to Downtown Omaha can take over an hour by bus, whereas the drive usually takes about 20 minutes. I-680 is about a mile from Roanoke and provides a good starting point for commuters. Midtown Omaha, where you’ll find many major employers, including the University of Nebraska Medical Center (UNMC), is roughly 10 miles away.
Dining, drinks and retail therapy are all close to home
Even though Roanoke is mostly residential, there are a couple of dining and drinking spots in the neighborhood, with more options nearby. Here are the highlights:
Abelardo’s Mexican Fresh, a regional fast-food chain serving Tex-Mex favorites
Monolithic Brewing, a taproom pouring small-batch beers brewed on-site
Beach House Bar & Grill, a neighborhood bar where you can play Keno or darts over drinks
ChopStick House, serving a wide range of Chinese dishes
Groceries are available at Hy-Vee on the other side of Fort Street. For more extensive retail therapy, Westroads Mall is about 3 miles away with department stores, specialty shops, a movie theater and a food hall.
ChopStick House serves Chinese classics, including orange chicken.
Comparing Roanoke to nearby northwest Omaha neighborhoods
If you can’t find the home you’re looking for in Roanoke, surrounding neighborhoods offer similar benefits. Eagle Run is centered on a public golf course, so many of its spacious homes have fairway views. However, the median home sale price is higher, and the neighborhood charges mandatory HOA fees. If cost is a concern, the adjoining Ramble Ridge neighborhood features homes similar to the ones you’ll find in Roanoke, but the median sale price is slightly lower. Sunny Slope-Sunny View is on par with Roanoke in terms of housing styles and price points, and it’s also anchored by a community park and swimming pool. However, the neighborhood sits right next to Interstate 680, which might be convenient for commuting purposes but also contributes to higher noise levels.
