Swanson Park is a midcentury neighborhood defined by green space

Swanson Park lies in a part of Omaha that developed from farmland during the post-WWII suburban boom. Mature shade trees tower over the neighborhood, most notably at the Swanson Science Park Arboretum, a centrally located green space. Quiet streets lead past midcentury homes with tidy yards, and families have access to highly rated schools. Surrounded by all this greenery, it’s hard to remember that Downtown Omaha is just 7 miles away, but the West Dodge Road commercial corridor and an open-air shopping center keep city conveniences within reach.

What buyers should know about the Swanson Park housing market

Midcentury ranch-style and two-story homes make up most of the housing stock in Swanson Park. Many lots measure around a quarter to a third of an acre, with generous lawns and paved driveways. Some parcels measure over half an acre. While properties are generally well-maintained, HOAs are rare in this part of the city, so you won’t have to worry about monthly fees or restrictions. The median home sale price of $700,000 is high for Omaha, where the citywide median is around $300,000. Homes usually sell from the upper $300,000s to the upper $1 millions, but some luxury estates near West Dodge Road have fetched even higher prices. Despite the higher prices, properties sell fairly quickly, spending an average of 26 days on the market compared to the national average of 58 days.

Students have access to top-rated public and private schools

Many families choose this neighborhood to gain access to the highly rated Westside Community Schools district. Students can start at Carl A. Swanson Elementary, which is right in the neighborhood and receives an A from Niche. Westside High, the district’s only high school, uses a modular schedule with flexible class times and independent study periods. The highly rated Creighton Preparatory School is a short drive away, providing high school students with a private option.

Strolling through the Swanson Science Park Arboretum

Shaded by oak and evergreen trees, the Swanson Science Park Arboretum is a peaceful place to go for a walk. A paved trail runs through the park, passing the elementary school and connecting with nearby streets. In the adjacent neighborhood, Regency Park offers more walking trails and open green space, plus a playground for the kids. For more outdoor fun, these spots are all within a short drive:

  • One Pacific Place Park, where trails loop around a small pond
  • Roberts Park, a dog-friendly green space with a popular skate park
  • Happy Hollow Club, one of Omaha’s oldest private golf clubs

West Dodge Road keeps Swanson Park connected

Although Metro buses stop along Dodge, most Omaha residents use cars to get around. West Dodge Road borders the neighborhood and paves the way to Downtown Omaha, about 7 miles east. You can also use this corridor for the 4-mile drive to the University of Nebraska Medical Center, a major employer. Additionally, Children’s Nebraska hospital is just outside the neighborhood, providing health care jobs closer to home.

Countryside Village is a shopping and dining destination

Swanson Park has a diverse mix of dining options. You can grab a meal at these spots:

  • Village Grinder, a coffee shop that’s been known for its homemade baked goods and sandwiches since 1983
  • Rooted Table, a plant-based cafe serving cold-pressed juices, smoothies and bowls with locally sourced organic ingredients
  • Timber Wood Fire Bistro, a contemporary restaurant dishing up specialty pizzas, small plates and Wagyu steaks
  • Santoro, a Mexican restaurant specializing in margaritas, street tacos and other south-of-the-border favorites
  • The Casual Pint, a craft beer market and pub with a rotating tap list
Several of these restaurants are located in Countryside Village, an open-air center packed with local boutiques, galleries and specialty stores. Shoppers can browse through The Simple Man for menswear or Gramercy for designer clothing and accessories. Hy-Vee and Natural Grocers are also nearby with groceries and other essentials.

Comparing Swanson Park to the adjoining neighborhoods

If you can’t find the right home in Swanson Park, nearby neighborhoods have plenty to offer. The median home sale price in Loveland is much lower, and you’ll be able to choose from a wider variety of housing styles. Home prices are even lower in the West Dodge neighborhood, over on the other side of the busy road that shares its name. For luxury homes and upscale amenities, check out Regency, where residents have direct access to Interstate 680.
