You won’t spot any actual sharks in Tiburon, a landlocked neighborhood 20 miles southwest of Downtown Omaha. But the area’s key feature, the Tiburon Golf Club & Banquet Facility, sports a few flashes of the fish. After all, “tiburon” is Spanish for shark. Tiburon Golf Club is the neighborhood hot spot
Tiburon Golf Club has three public nine-hole courses: Mako, Hammerhead and Great White. “Their logo is a shark,” says former Tiburon resident Andrea Marzullo-Lane, a Realtor with BHHS Ambassador Real Estate. “I think the neighborhood was supposed to have a shark and pirate theme, because they named one street Spyglass Drive.” The course is popular year-round, even during Omaha’s cold and snowy winters. “It can be negative-zero degrees, and somebody’s still playing golf,” says Lane, who lived in Tiburon for 14 years. Club facilities include:

Contemporary and New Traditional homes in Tiburon
Most houses are contemporary or New Traditional builds from the late 1990s to the 2020s, with attached garages, large driveways and tidy lawns. A few apartment buildings can be found in the southern section of the neighborhood. Sidewalks border most of the residential streets, making it easy to take the dog for a walk, visit your neighbors or stroll over to the golf course. Fairways and greens take up roughly half the neighborhood. “Everybody has a golf cart,” Lane says. “That’s how a lot of us taught our kids to drive.”

Tiburon’s housing market and HOAs
Luxury homes with amenities like in-ground pools or views of the golf course fetch prices from the upper $600,000s to the lower $800,000s. Large contemporary builds sell from the lower $500,000s to the lower $700,000s, and ranch-style homes and custom carriage houses by D.R. Horton sell from the lower $300,000s to the lower $400,000s.
Property owners in the Tiburon subdivision are required to join the Tiburon Homeowners Association and pay annual dues of $50. The HOA is unaffiliated with the golf club or Tiburon Pool, so separate memberships are required. There are several other HOAs and subdivisions throughout the neighborhood, some with monthly fees that range from under $10 to over $300. Covenants and restrictions may vary, but you’ll be expected to perform basic upkeep like trimming the grass and hedges and maintaining your home’s exterior.
Seasonal events keep things lively at the Tiburon HOA
The Tiburon Homeowners Association keeps a busy social calendar with seasonal events like the Easter Eggstravaganza, Summer Bash and Fall Festival. Regular tournaments keep things lively at the golf club throughout spring and summer. The club also hosts free live music events on the patio from May through September.
Students have access to highly rated Gretna Public Schools
Most students attend schools in the highly rated Gretna Public Schools District. Palisades Elementary School is just north of the neighborhood, and Gretna High School is known for its strong athletic program. In particular, the football team has earned several district titles in recent years.

Gretna Middle School serves nearly 700 students in 6th to 8th grade.

Typical commute times to Downtown Omaha and Lincoln
Omaha’s bus system doesn’t travel this far from the city center, so you’ll need a car to get around. Interstate 80 is about a mile away, and the 20-mile commute to Downtown Omaha usually takes 25 minutes. “Some people even commute to Lincoln from there,” says Jamie Hilderbrand, a Realtor with Better Homes and Gardens Realty. If you take I-80, the drive to Lincoln should take about 45 minutes. However, living next to the golf course can make the daily commute more difficult. “There are two spots where the course crosses Cornhusker Road, so you’ve got to stop to let golf carts cross,” Marzullo-Lane says. “And sheriffs sit there to ticket people if they’re going too fast.”
