Wood Bridge residents are close to a major retail hub
Retailers and residential areas connect in Wood Bridge, a North Omaha neighborhood bisected by Sorensen Parkway. A shopping center takes up a sizable chunk of real estate, putting department stores and chain restaurants within walking distance of many houses. On the other side of the neighborhood, a small park provides a natural counterpoint to the retail hub. This part of the city is known for its midcentury homes. And while you’ll certainly find those here, there’s also some newer construction in the mix as well, lending architectural diversity to the streetscapes while providing buyers with more options.

A blend of midcentury and newer homes shapes the neighborhood
Ranch-style, split-level and contemporary two-story homes line the residential streets in Wood Bridge. Many date to the mid-20th century, but newer houses were added in the early 2000s. Most homes, even the older ones, are move-in ready, but some are still waiting for updates. Some have been completely remodeled with details like quartz countertops and new appliances. “Wood Bridge is a well-developed neighborhood with a perfectly blended mix of 1960s homes, many that are well-updated, with some newer properties,” says Realtor Warren Wood with The Rensch Group at NP Dodge Real Estate. “This careful blending has really preserved the unique character here.” Home sale prices typically range from the lower $200,000s to the mid-$300,000s, and listings spend an average of about three weeks on the market.

Comparing Wood Bridge to nearby neighborhoods in North Omaha
If you’d like to broaden your options, consider expanding your home search to nearby neighborhoods. This part of Omaha has plenty of ranch-style and split-level homes, but creative architectural touches keep them from looking too cookie-cutter. The adjacent Orchard Park neighborhood offers a lower median home sale price and access to public green spaces. Meanwhile, prices in Saddle Hills trend slightly higher, but since the area is well away from the traffic on 72nd Street, the atmosphere is a little bit quieter.
