The inviting park, located about 7 miles northwest of Downtown Omaha, draws homebuyers to put down roots here. Shaded residential streets lead past well-kept houses that are priced below the citywide median, branching out to nearby schools, stores and casual restaurants. Between the convenient location and the home prices, it’s no wonder Orchard Park homes get plucked off the market so quickly.

Orchard Park homes are older, but they’ve retained their character
Ranch-style and split-level homes, most dating to the 1960s and ’70s, make up the bulk of housing options in Orchard Park. While some places are awaiting updates, others have been upgraded with new roofs and windows, modern kitchen appliances and remodeled bathrooms. “They’re pretty well-maintained,” says AJ Johnson, a Realtor with Century 21 who has 10 years of local experience. “They’re older construction, but there’s a lot of quality built on them. And the homes have more character . . . it’s better than those first-time homebuyer homes that are so cookie-cutter.” The neighborhood's population is almost evenly split between renters and owners.

Starter homes sell at prices below the citywide median
The median home sale price of $205,000 is nearly $100,000 below the citywide median and significantly less than the median for nearby neighborhoods like Far North Omaha and Wynnewood/Brookfield. Houses here sell for prices ranging from the mid-$100,000s to the mid-$200,000s. “You could go a couple of subdivisions over, and all of a sudden you have $600,000 to $700,000 homes, but these are starter homes,” Johnson says. HOA fees are rare in this part of the city, so Orchard Park homeowners aren’t subject to fees or restrictions. Properties are snapped up quickly; they spend an average of 13 days on the market, versus the national average of 56 days. If you aren’t able to snag a place here, you can find similar homes in this price range in Hartman Avenue, the next neighborhood over.
Orchard Park is ripe for outdoor fun
The neighborhood’s namesake park occupies a long strip of land to the east of the main residential grid. Walking paths crisscross the swath of green space, which offers sunny fields with pockets of shade. Other park amenities include:

Benson Golf Course, a public 18-hole course overseen by the city’s parks and rec department, is less than a mile away. South of the golf course, Benson Park features a fishing lagoon surrounded by trails, tennis and basketball courts and sports fields.

Omaha Public Schools district serves the neighborhood
Students are zoned for the Omaha Public Schools district, the largest in Nebraska. They can start out at Hartman Elementary, which is across the street from the neighborhood’s namesake park and within walking distance of most homes. Roncalli Catholic High School, a highly rated private option, is also close by.
Sorensen Parkway connects Orchard Park to downtown Omaha and nearby shopping.
Commute times and job opportunities for Orchard Park residents
Buses on Metro Transit’s Route 5 stop along 72nd Street, but most people in Omaha rely on cars, especially this far from downtown. The drive downtown takes about 15 minutes, whereas the same trip by bus could take almost an hour. Health care jobs are available at the CHI Health Immanuel campus, less than a mile from Orchard Park. Facilities include a 24-hour emergency room, a specialty spine department and cancer and rehabilitation centers.
Restaurants and retail on 72nd Street
The neighborhood is mostly residential, but shopping and dining options crowd the landscape on the other side of 72nd Street. In addition to fast-food chains and other casual eateries, you’ll find big-box retailers like Target, Marshall's and PetSmart. There's also a specialty grocer, Knyaw Village Asian Market. The shopping complexes are right across from CHI Health Immanuel, and Target includes a grocery department, so hospital workers can swing by for supplies after their shifts.
