An urban enclave just south of downtown Omaha
Just south of downtown Omaha, Woodland Hills is a walkable urban neighborhood with sweeping views of the city skyline and the curving Missouri River. “It’s incredibly walkable to everything,” says Will Hagel, Realtor with BHHS Ambassador Real Estate. “Schools, restaurants and parks – and for many folks, it’s even close to work,” he adds, alluding to its location less than 20 blocks from The Riverfront area of downtown. Though proximity to the city center is a plus, Woodland Hills features some unique shopping spots of its own, including Bancroft Street Market, an arts and cultural hub of southern Omaha. Residents also enjoy outdoor recreation through urban oases like Lauritzen Gardens and the nearby Henry Doorly Zoo and Aquarium.
Cottages and bungalows along the hillside
Woodland Hills has a cozy, vintage feel with rows of historic, two and three-story homes with the Omaha city skyline in the background. “Historic neighborhoods offer a lot of charm, especially if you appreciate classic architecture and traditional home styles,” says Hagel. “But you cannot beat living close to the heart of a city.” While there are only about 200 homes in the neighborhood, there's a diverse mix of early 1900s American Foursquares, compact cottages and bungalows from the 1920s, raised-ranch and ranch-style homes from the 1950s and 1960s, and even a few pockets of newer one-and two-bedroom townhomes and condos within walking distance of Lauritzen Gardens. With the popularity of historic homes in and around Omaha increasing, many homes on the market have been well-updated or fully renovated. Prices range from $100,000 to $250,000 on average.
The Bancroft Street Market and local dining hubs
Bancroft Street Market is the Woodland Hills destination for everything current and creative. Located within a restored 19th-century butcher shop with colorful murals splashed across the brick exterior, this spot now serves as a hub for food vendors, artists, local musicians and creative retailers to showcase their work. Residents can grab groceries at Family Fare Supermarket, about 1 mile west of Woodland Hills.
Cascio’s Steakhouse has been a constant presence in Woodland Hills since 1933. Originally named “The Rinky Dink Bar and Grill,” it quickly outgrew its original location, changing its name and focus to traditional steakhouse dishes paired with classic Italian fare. It’s a popular place for banquets and parties, with its largest private room seating up to 400 people. Located on South 13th Street, Los Portales Mexican Food & Goodrich Ice Cream is a highly-rated Mexican restaurant with a laid-back, casual atmosphere.
Lauritzen Gardens and The Henry Doorly Zoo and Aquarium
Woodland Hills is home to some premier outdoor attractions. Lauritzen Gardens is a four-season botanical garden and arboretum spanning 100 acres running north to south along the eastern border of Woodland Hills. Founded in 1982, the gardens have won numerous awards for their events and exhibits, cultivation and preservation achievements. Spanning a wide range of activities and events, the gardens offer everything from The Botanical Bar: Wine 101 to the Lauritzen Gardens Antiques Show. In high demand, the summer camps for local children often have waiting lists.
Just south of the neighborhood across Interstate 80 is The Henry Doorly Zoo and Aquarium. Consistently ranked as one of the best zoos in the nation by USA Today, Henry Doorly is known for its expansive exhibits, interactive experiences, far-reaching conservation efforts and unique educational programs. Their Little Lions Preschool is an accredited, five-day-a-week preschool emphasizing STEM learning and daily interactions with zoo animals.
The Omaha Public Schools District
The Omaha Public Schools District serves the residents of Woodland Hills. Students can begin their education at Bancroft Elementary and Norris Middle School, both of which received a C-minus from Niche. Bancroft, in partnership with Henry Doorly Zoo and Aquarium, offers ZAP, an afterschool program with a focus in STEM. Students can continue their education at Omaha South Magnet High School, which scored a C-plus on the site.

Getting around Woodland Hills
Though most residents rely on cars to get around, public transportation is available through several bus stops along 13th Street, which brings residents to various locations in downtown Omaha. For regional travel, the Eppley Airfield is about 5 miles northeast of the neighborhood. Residents are also about 3 miles east of the Omaha VA Medical Center.
