Named after the bountiful orchards that sprouted berries alfalfa and fruit trees across Orem in the early days of settlement, Old Orchard is a neighborhood that is rooted in Orem’s history and being good caretakers of the land they call home on the city’s northeast side. While the orchards are now gone, the character that came from building the city up from the original Mormon settlement has been preserved with finely landscaped yards and well-maintained streets that contribute to a high quality of life for residents. Neighbors across Old Orchard are known to flaunt their green thumbs and will spare no expense on well-manicured front yards. “Residents are super passionate about their lawns,” says Emerie Swallow of Summit Realty Inc. “If your neighbor’s yard looks really good, then you want yours to be better.”

Boutique Ramblers and custom luxury builds
In Old Orchard you’ll find older but well-maintained ramblers between $400,000 to $600,000 throughout the neighborhood. Homes sit on smaller lots with driveways big enough for one or two cars with picket fences in view of the mountains. Heading farther east you’ll find larger luxury custom builds that can run in excess of $1 million on quarter acre lots. Trees stand tall next to front porch steps with assorted bushes and shrubs nestled around the trunk, and flowers add a pop of color to rock gardens; however, landscaping in Old Orchard isn’t just an art – it’s also a competition. “Orem’s Beautification Committee hands out an award each year for most beautiful yard,” says Swallow. “You can win prizes like grill sets and gift cards, but neighbors care most about the sign they get to put on their lawn that says, ‘Most Beautiful Yard.’” Mature trees line the sidewalks in your subdivision, perfect for shady walks to and from school for families in the northern part of Old Orchard. Those in the southern half are a short five-minute drive; even the days you’re running late are stress-free.

Alpine School District
Students on the east side begin at Foothill Elementary School, while Orchard Elementary School serves youngsters further west. Both are rated an A-minus on Niche.com. Convenience is key for families with multiple kids in this part of Old Orchard; Canyon View Junior High, rated a B, sits right next to Orchard Elementary. Timpanogos High School is well-loved by families across Orem; it's less than two miles north in Windsor and is rated an A overall.

Mountain trails and everyday recreation
At the base of Mount Timpanogos you can head into Provo Canyon and hike the Provo River Parkway, a 15-mile trail that stretches all the way to Utah Lake, passing through the base of Bridal Veil falls for spectacular views. Put your mountain biking skills to the test on the track at Mt. Timpanogos Park; four trails range in difficulty from beginner to expert. During the winter, grab your gear and arrive at Sundance Ski Resort in just 15 minutes. For more traditional park amenities you can head to Orchard Park. Shared with Alpine School District, the park features a full-size track, soccer fields, and tennis courts. The park is closed during school hours, but it has one large pavilion to host your next barbecue. At Palisade Park located next to Foothill Elementary School, kids can enjoy cooling down and beating the heat with the splash pad, or having fun on the playground.

Convenience and local cuisine
Groceries are easy to come by at Harmon’s, and a few mom-and-pop shops are sprinkled throughout the southern part of Old Orchard, but you’ll need to drive elsewhere for most of your shopping and dining needs. Heading east to Highway 189 and you’ll get close to University Place Mall in Hillcrest where you will have a large selection of shops and restaurants from your favorite brands. Orchard Park residents can also head to Orem’s State Street commercial corridor all the way down to Orem Plaza for big box retailers and restaurants like Lomito’s Restaurant offering Chilean, Mexican and Argentinean cuisine, and Ernie’s Sports Deli where you can grab a sandwich and shoot a game of pool or two.
