Laid-back, suburban living in the Utah Valley
With dramatic, breathtaking views of the snowcapped Wasatch mountains out the front door, Sharon is a quiet, laid-back suburb of Provo, Utah, located just off State Street near Orem. Residents of Sharon come home to a welcoming, neighborly community that's "Known for its peaceful, family-friendly vibe," says Craig Smith, an area local and broker selling throughout the Provo area. Smith continues to explain that the neighborhood is "Great for families as well as those looking for Investment properties," as its highly-rated public schools and convenient location near the Grand View neighborhood, as well as both Brigham Young University and Utah Valley University, consistently helps the value of homes here. While home values can be counted on to consistently rise, Sharon is also considered relatively affordable and residents enjoy a low cost of convenience, with Orem’s library, police station and city hall all in the neighborhood. Shopping and dining options also abound with options along State Street and in the nearby University Place shopping mall, while direct access to State Street puts residents within arm’s reach of all that Orem and Provo have to offer, whether commuting to work or just going out to enjoy the day.

Relatively affordable Orem area homes with investment opportunity
Walking through the Sharon neighborhood, views of the mountains, ornamental trees and square, green lawns form the backdrop to a peaceful, tranquil way of life. Arrayed along lengthy, well-connected sidewalks, homebuyers can find a mix of housing options, ranging from duplexes and small apartment buildings to single-family homes. Expect to find long and narrow driveways, though some duplexes do include garage space. Ranch-style homes can be as small as 900 square feet, but what they lack inside is often made up with a larger yard. In terms of property values, the average sales price is about $465,000 and pricing starts as low as $215,000 for traditional townhouses, though this is the exception more than the rule; more common suburban-style cottage and ranch-style homes make up the majority of the housing stock and mostly sell for around $450,000 dollars, though more recently-built four-bedroom traditional homes with side garages can fetch prices of up to $625,000. Homes in Sharon are also renowned for their investment potential, as the neighborhood is full of relatively affordable homes that homebuyers who are excited to tackle a project can purchase and increase the value of. “A lot of homes in Sharon are pretty old because the same people lived in them for decades,” says Emerie Brooks, Listing Manager at Summit Realty Inc. “People who buy houses here are completely redoing them on the inside and making them more modern," Brooks says, explaining that "We have one family who recently bought a house, and they’ll send us pictures of updates they’re doing to show how different it looks from when they bought it.”
