Suburban living in scenic East Bay hills

Del Rey is a quiet, suburban neighborhood where homes are perched in the low, forested hillsides of southern Orinda. Located about 12 miles east of Oakland, it’s known for its lush natural scenery, it’s top-rated schools and its proximity to big Bay Area cities. “People are moving to Orinda, Lafayette and Moraga for the schools. That’s all it is. Del Rey is special because you can actually walk to an elementary, middle and high school from the neighborhood. There are a lot of young families there,” says Jay Williams, broker at Compass Real Estate, who used to live in Del Rey. The neighborhood straddles the line between Orinda and Moraga. But the area is colloquially known as “Lamorinda,” the area made up the cities of Lafayette, Moraga and Orinda. These towns sit east of the Oakland Hills, all have a small-town atmosphere surrounded by a hilly, pastoral landscape.

Public schools with A ratings

Students can start their education at Del Rey Elementary School and Orinda Intermediate School, both of which get A ratings from Niche. Their final four years can be spent at Miramonte High School, which get an A-plus. The high school was a recipient of the California Distinguished Schools Award and a National Blue Ribbon Award in 2024 for its exemplary academic environment. All three schools are within walking or biking distance. “It’s all about the schools. So much so that the housing prices are much higher than if you went just a few miles away to Walnut Creek,” Williams says.

Midcentury homes in the hills

Del Rey’s homes were largely built during the Bay Area’s midcentury construction boom, and its homes are reflective of the popular styles at the time. Upscale ranch homes and cool midcentury moderns are the most common architectural styles here, typically selling for between $1.9 million and $3 million. These homes are on wooded lots situated on narrow roads in the hills offering plenty of privacy for residents. Some are tucked away against the slopes with sweeping views of East Bay.

Redwoods, open space and a local country club

Parks and outdoor activities are within a short distance for Del Rey residents. It’s very close to popular East Bay hiking spots like Reinhardt Redwood Regional Park, where trails weave through towering coast redwood groves. It’s also close to hiking, biking and sightseeing at Sibley Volcanic Regional Preserve, a sprawling, mountainous park on the site of an old volcano. The neighborhood is just north of Moraga Country Club, a private club with an 18-hole golf course, a clubhouse, a swimming pool and tennis courts.

Small-town charm at Moraga Shopping Center

Del Rey is 2 miles from Moraga Shopping Center, the town’s only shopping plaza. There, residents will find a handful of local restaurants, a brewery, an ice cream shop and a Safeway grocery store. It’s also home to the ever-popular Moraga Farmer’s Market, which takes place every Sunday morning. Downtown Orinda is about 3 miles north of the neighborhood — this lowkey shopping strip has a small-town feel brimming with independent shops, restaurants and an historic movie theater.

Getting to Oakland and San Francisco by car and rail

State Route 24, the area’s main commuter corridor, is about 3 miles from the neighborhood. Once on the highway, it’s only 9 miles to Oakland and 17 miles to Downtown San Francisco. Those who prefer to travel by rail can catch the BART train at the Orinda station and take the train all over the Bay Area. The San Francisco Bay Oakland International Airport is 20 miles away. Kaiser Permanente Walnut Creek Medical Center is the nearest hospital.

The neighborhood is at risk for wildfires because of its woodland locale. The Bay Area and the surrounding region have seen an increase in the size and duration of wildfires in recent years due to the impacts of global warming and climate change.
