From a naval base to a master-planned community
The master-planned Baldwin Park community emerged from the ruins of an Orlando naval base in the early 2000s. Situated around Lake Baldwin, the neighborhood features waterside parks, walking trails and oak-lined residential streets, as well as access to medical care, restaurants and social gatherings. “It’s all-inclusive. There’s a good balance of live-work-play,” says JJ Mackle, a Realtor with Premier Sotheby’s International Realty who lives nearby and visits often. “I sometimes describe it as having front porch living. It’s a walkable community and you’ve got people getting around in their golf carts, too. And it’s convenient because you’re still near downtown Orlando and Park Avenue in downtown Winter Park.”

Front porch living on the outskirts of Orlando
In Baldwin Park, homes are knitted in between parks and green spaces. The Baldwin Park Residential Design Guidelines specify that each lot must contain an accent tree, and parkside lots are required to have canopy trees, such as magnolias, cedars or native sweet gums. Tall elms often shade the grassy parkway strips between the sidewalks and the car-lined community streets. Homes in the area are built in a mix of styles in the area, including Colonial Revival and French Coastal Revival, as well as some with Mediterranean and Victorian influences. Houses rest close together, with grassy, unfenced front yards and wide porches lending a welcoming, small-town feel. There are a few early 2000s townhouses, which tend to run between $600,000 and $900,000, while condos may sell between $500,000 and $700,000. Around the edges of Baldwin Park, older ranch-style homes and bungalows from the 1960s and ’70s range from $300,000 to $950,000, giving folks the option of living outside the community while still being close enough to enjoy its amenities. Within the planned development, spacious single-family homes and waterfront properties often command sales between $800,000 and $3.5 million. As with all of Florida, the area is prone to excessive heat and high winds.

Strong sports and performing arts at Winter Park High School
Children may attend schools within the Orange County Public Schools system, beginning with Baldwin Park Elementary School, which earns an A-minus Niche score. From there, students can advance to Glenridge Middle School and Winter Park High School. Glenridge scores a B-plus, while Winter Park gets an A-plus at the No. 3 spot on Niche’s list of best public high schools in the Orlando area. Winter Park boasts a long list of achievements, including sports championship wins and awards in dance, theater and chorus.
Winter Park High School is a top rated, public school serving grades 9-12.

Lake Baldwin provides several options for recreation. Dog owners head to Lake Baldwin Park, where they can rest under the shade of Spanish moss-draped live oaks while their pups splash in the water. Paved trails encircle the lake, allowing for early-morning jogs or strolls. In the northwestern corner of the community, the 75-acre Blue Jacket Park features basketball and tennis courts, baseball fields and running tracks. With the Baldwin Park HOA and a variety of active interest groups in the community, residents have ample opportunities to gather and socialize. “There’s an event almost every week,” Mackle says. “Halloween is especially insane. People bus in from all over for it.” Just before Halloween, neighborhood families gather for the Baldwin Park Mini Monster Bash, a day of fall-themed activities and music. Throughout the year, local organizations host events for both adults and families, including 5K races, holiday celebrations and the annual Taste of Baldwin Park food and wine festival.
