Delaney Park
Showcasing an array of housing styles
Mission-style homes are prevalent among Delaney Park's diverse collection of housing, most of which was originally built between the 1920s and 1960s and help the neighborhood maintain its aesthetic charm. Also common are colonial homes, bungalows and ranch-style homes with modern touches. Contemporary homes and a variety of custom remodels are represented amid the newer construction. "It's one of the oldest neighborhoods in Orlando, and that's why you don't have cookie-cutter housing," says Dowdy. Home prices typically range from $400,000 to $900,000, although the neighborhood's largest homes can list for 2 million or higher. The area has seen flooding in recent years, and homeowners are encouraged to have flood insurance.Students attend top-performing schools
Adjacent to Wadeview Park is the Boone High School campus, a part of the community since 1952. Boone High is a traditionally high-performing school that earned an A grade from Niche. Nearby Blankner K to 8 Elementary School receives an A-minus and has earned the state's highest performance grade every year since 2000.Lakeside sunsets and other green spaces
A popular gathering place for spotting native wildlife and sunsets, Lake Lancaster, is the largest of the neighborhood's four lakes. Other recreational spaces include Delaney Park, a longstanding complex home to organized activities for residents of all ages. Wadeview Park features a pool and exercise stations specifically designed for individuals with disabilities among its amenities. "There's a good quality of life because you can get outside and do so much with all the parks and lakes," Dowdy says.Shopping and dining are easy in Delaney Park
Residents have access to eateries spread throughout the neighborhood. Most notable is the Nomad Bakehouse, an ethically sourced neighborhood bakery whose pop-ups generate long lines and quick sellouts. Customers can pick up orders at the baker's own home on Delaney Avenue. Delaney's Tavern, which features elevated American fare in an upscale urban setting, is another local favorite. Several other options are concentrated at The Market at Southside, where Cecil's Texas-Style Barbecue has been "meating" the demands of hungry residents for more than 30 years. The Market also includes the convenient shopping options of Publix and the Walmart Neighborhood Market.Traveling by car or train
Locals have easy access to nearby Interstate 4 and State Road 408, also known as the East-West Expressway. The two roads are the city's main thoroughfares and connect residents to greater Orlando. "People are attracted to the location," Dowdy says. "What's really nice is that you're five minutes from downtown, and all the highways are close by." Additionally convenient for lengthier travel is the nearby Amtrak Station. The instantly recognizable Mission Revival-style building has been the center of the region's train service since it was opened in 1926. Residents can head to Orlando Health Arnold Palmer Hospital for medical needs, located right next to the community.A place for cultural arts
Timucua Arts Foundation is a unique neighborhood cultural attraction. The intimate performance space is housed in the Summerlin Avenue home of arts patron Benoit Glazer and features a regular schedule of concerts, exhibitions and festivals. Additional cultural attractions downtown include the Phillips Center for the Performing Arts and museums featuring Orange County's local and African-American history.
