Housing is affordbale, but values will rise as Orlando grows
The midcentury builds that populate Engelwood Park’s residential streets are typically priced between the high 200,000s and mid-400,000s, offering a relative bargain. The average home value is about $290,000, about $90,000 less than Dover, its neighbor to the west. As Orlando continues to build out from downtown, neighborhoods like Engelwood Park will continue to grow, and housing values will follow suit. “Your dollar is going to much further there, but prices are edging up quickly because of the city’s eastward expansion,” says Rochelle Warriner, a Realtor with United Realty Preferred who has worked in the Orlando area since 2019. “It’s one of the nicer spots left if you want to live in Orlando proper.” Midcentury-moderns and traditional ranch-style homes occupy spacious lots on tree-lined streets. Most homes feature private driveways and either carports or attached garages. “They’re older homes. Typical three-bedroom, two-bath or three-bedroom, one-bath,” says Lana Watts, a Realtor with Coldwell Banker Realty who serves Orlando and surrounding areas. Her most recent listing in the neighborhood is one of those typical homes, a midcentury modern whose upgrades illustrate an appealing aspect of the neighborhood’s housing – freedom from restrictive regulations and zoning. “There’s no HOA, so it’s easy to expand. You don’t have to get any approval,” Watts says. “I think it would be perfect for an Air BnB.” Multi family alternatives include condos and townhouses priced between the mid-100,00s and low 200,000s.Eclectic Latin food options throughout the neighborhood
The area is known for its Latin cuisine, with a pair of popular eateries located along the buzzy South Semoran Boulevard corridor. Featured dining destinations include Oh! Que Bueno, a highly rated restaurant known for its Colombian-inspired dishes, and Tainos Bakery & Deli, which serves up an array of Puerto Rican delicacies. Other neighborhood options include Bachata Breeze Restaurant, a Dominican restaurant, and Choo Choo Churros, an Argentinian eatery. “It’s a family owned restaurant in a small A-frame building with specific hours,” says Warriner of Choo Choo’s. “I took a friend who was Argentinian there years ago,” Warriner says, “and he said it was the most authentic food he’s had since his mom’s cooking.” Just outside the neighborhood is a retail center that includes Sedano’s Supermarkets and Aldi. Recreational and social activity is concentrated at the Engelwood Neighborhood Center, located in the heart of the community. A pool, basketball courts, fitness center and computer lab are featured amenities. The center also offers youth sports programs and camps as well as classes for adults. LaCosta Urban Wetlands is a popular spot to experience a bit of Old Florida landscape. Walkers and bike-riders can make their way among the marshes and native plants via a series of bridges. Functioning as a stormwater drainage facility for the neighborhood and surrounding areas, the park serves an important ecological purpose. Several small neighborhood parks offer children’s playscapes and green spaces. Astro Skate provides alternative recreation at one of the last remaining roller-skating rinks in Orlando. From birthday parties to theme nights to skating lessons, the facility offers throwback fun for all ages. The Rio Pinar Golf Club, which features an 18-hole, 7000-yard layout, is located about a mile east of the neighborhood.Three public schools in the neighborhood
A trio of Orange County public schools are located in the neighborhood. Young students can attend Engelwood or Chickasaw elementaries, schools rated C and B-minus by Niche, respectively, and Roberto Clemente Middle, a C-plus-rated school. The middle school’s International Baccalaureate World School puts students on an accelerated path to high school. Colonial High, located in neighboring Azalea Park, is a B-minus-rated school that offers magnet programs in information technology and animal science. An alternative neighborhood option is Bridgeprep Academy of Orange, a public K-8 charter school.Easy access to Greater Orlando
The neighborhood is conveniently located in east Orlando, roughly equidistant between downtown and the international airport, both of which are within 6 miles. State Route 408, also known as the East-West Expressway, forms the neighborhood’s northern border and leads directly to the workplaces and attractions of Downtown Orlando. South Semoran Boulevard leads directly to Orlando International Airport. In addition, the Orlando Executive Airport is just west of the neighborhood. Within the neighborhood, residents can catch LYNX buses at stops along major roadways. Further public transportation is available downtown, which features SunRail commuter stops and an Amtrak station.
