EverBe is a new-construction neighborhood in the Lake Nona area
EverBe is one of the latest planned communities to rise on Orlando's fast-growing southeastern side. The development of the massive Lake Nona community since the late '90s has brought restaurants, recreation and employers to what was once cow pastures and wetlands. As a result, EverBe residents get to enjoy a robust selection of amenities inside their neighborhood, where they can spend time at the clubhouse and swimming pool, and outside of it at Lake Nona. EverBe’s location near two state highways means locals can zip around Central Florida while avoiding traffic-heavy roadways.
Townhouses, single-family homes and multigenerational designs
Pulte Homes and Lennar are each building multiple floor plans in the community. They vary from townhouses to luxury homes on oversized lots, and the architectural influences for these New Traditional designs range from Craftsman to midcentury modern. The floor plan collections include:

On top of the cost of their house, a buyer pays monthly HOA dues that total anywhere from about $115 to $220, depending on the builder and the floor plan. Homeowners also have to pay an annual Community Development District fee to fund infrastructure maintenance across the neighborhood. That fee, which can cost up to nearly $1,500, is added to your annual property tax bill.
Swim and work out at the BeSocial Club
Regardless of what floor plan or builder homebuyers go with, they get access to the BeSocial Club, the community’s amenity center. The centerpiece is a palm tree-shaded wade-in pool that transitions to a lap pool as the water gets deeper. Kids can take a break from swimming and walk to the playground next door. There’s a fitness center inside the clubhouse, but residents can also get active on the trails that wind through the community and cross over a lake.
Dining, entertainment and major employers in Lake Nona
Ten miles from EverBe, you’ll find restaurants, parks and entertainment in Lake Nona South, the social center of Lake Nona. Spend an evening at Lake Nona Town Center for a casual meal of pizza and craft beers at Park Pizza & Brewing Co. or dine on Michelin Guide-worthy Japanese food at Nami. At nearby Boxi Park, shipping containers have been converted into food stands, bars and a stage that hosts DJs, R&B groups and rock bands. “Boxi Park is the beating heart of activities and events over there,” says David Myers, a broker associate with Ziro Realty and founder of the Nona Orlando Properties team. Lake Nona puts on festivals throughout the year, from the Lake Nona Art Festival in February to the Oh, What Fun! holiday event that runs for most of December. In addition to fun and festivities, Lake Nona is known as a jobs hub. That’s largely driven by Lake Nona Medical City, a cluster of hospitals, but big names such as Johnson & Johnson and the U.S. Tennis Association operate campuses in the community.
A pair of highways facilitate driving to the airport, Disney World and
Florida state roads 417 and 528 intersect just south of EverBe. These highways help you get around the Orlando area and skip the traffic that often clogs Narcoossee Road, a key corridor through southeastern Orlando. “You can hop on the 417 interchange and go north or south without touching Narcoossee,” says Sophia Rogers, a broker associate at Serhant who specializes in the Lake Nona area.
