Ivanhoe Village benefits from shops, restaurants
In Ivanhoe Village, locals can park their cars on Friday and leave them until Monday morning as they spend the weekend paddleboarding, grabbing drinks with friends or taking their dog to the spa. The neighborhood’s walkability gets a boost from its business district that takes up much of the neighborhood and centers around North Orange Avenue and Virginia Drive. Most houses are a short walk from at least one of the streets, which are lined with shops and patio bars. Lake Ivanhoe adds a recreational element, welcoming paddlers, boaters and joggers to its waters and shoreline.

Houses built from the 1920s to today
Homes are tucked away from the activity of North Orange Avenue. Ranch-style homes and bungalows dot the brick streets next to Lake Formosa. Rows of Colonial Revivals and Craftsman homes between North Orange and Interstate 4 form the Rosemere Historic District. “[Ivanhoe Village is] one of the older established neighborhoods, so you have homes from as far back as the early 1900s,” says Rochelle Warriner, a Realtor with United Real Estate Preferred. “But you also have lots of new construction because people want to be close to downtown. From a developer’s standpoint, it makes so much sense to purchase property and build a gorgeous new home in a super desirable, convenient location.”

How much homes and condos cost
Homes with less than 2,000 square feet usually sell from the upper $300,000s to the lower $500,000s. Bigger houses have sold from the upper $700,000s to $1.2 million. Single-family homeowners don’t pay HOA fees. Condo prices are usually in the upper $100,000s. Plus, condo owners typically pay hundreds of dollars in monthly HOA fees.

North Orange Avenue’s walkable strip of small businesses
North Orange Avenue is the heart of Ivanhoe Village, where shops, restaurants and bars are clustered along a roughly half-mile stretch of the road. Sidewalks pass under the awnings of Art Deco buildings and alongside the windows of stucco storefronts. A turn at one corner leads into Washburn Imports, an antique store packed with rare furniture and décor. You can take a break from browsing to order a drink at Imperial Wine Bar in the back of the store. On the same block at Rock n Roll Heaven, shoppers side-step their way through the narrow gaps between shelves of records and CDs. The business district extends down Virginia Drive, where Santiago’s Bodega serves an all-you-can-eat brunch of Spanish tapas and bottomless sangria.
Dog lovers make up a big part of the community, and local businesses reflect that, says Allex Englett, executive director of the Ivanhoe Village Main Street District. At BarkHaven, people drink and dine with their dogs by their sides, and they can let their pets loose at the attached dog park. Kelly’s Homemade Ice Cream serves dog pops, and Foxtail Coffee Co. gives away pup cups full of whipped cream.

The Ivanhoe Village Main Street District organization puts on festivals, markets and other events in the neighborhood. For example, the district collaborates with the nearby Mills 50 District to host Virginia Drive Live, a day of live music and shopping, three times a year. For more than 20 years, Jingle Eve has taken over the neighborhood with a holiday village, wine walk and fireworks show. As more than 8,000 people stroll the neighborhood, shops keep their lights on and doors open late into the evening. “Every business is open,” Englett says. “Even the curmudgeons are open.” Besides hosting festivals, the Main Street District acts as a liaison to the city of Orlando, and organizes free programs such as business workshops and networking events.

Things to do at Lake Ivanhoe and Loch Haven Park
Across the street from North Orange Avenue’s shops, Gaston Edwards Park has fishing piers, a playground and a jogging trail along the shore of Lake Ivanhoe. Just north of the park, boaters, kayakers and paddleboarders use a public ramp to launch into Lake Ivanhoe. The body of water is one of Orlando’s “Fab Five” lakes, which are considered some of the best for fishing. A short walk from Gaston Edwards Park, cyclists can hop on the Orlando Urban Trail. The 3-mile bike path passes lakes and parks on its way to Mead Botanical Garden.
To the north, several museums and theaters surround Loch Haven Park. “It’s a center for arts and culture, and there are just so many beautiful areas in such a centralized place,” Warriner says. From Loch Haven Park, you can walk to attractions such as: John & Rita Lowndes Shakespeare Center

Several of Orlando’s key transportation routes pass through the neighborhood. Interstate 4 and North Orange Avenue both lead to the Central Business District. At AdventHealth Orlando, a hospital that’s a major employer for the city, SunRail trains depart on their way downtown or to Winter Park. Both trips take less than 10 minutes.
