Rowena Gardens gets its name from two natural features: Lake Rowena and Harry P. Leu Gardens. The first is a cypress- and oak-lined lake, and the other is a 50-acre botanical garden where tropical and subtropical plants thrive. The lush scenery of the lake and the gardens surrounds homes in Rowena Gardens, a small neighborhood near downtown Orlando. Rowena Gardens can feel like a green oasis in the city, but, less than a mile outside the neighborhood, are business districts, museums and theaters.

Home prices in Rowena Gardens

Houses built in the 1950s and ‘60s, including ranch-style homes and midcentury modern designs, dominate the neighborhood streetscapes. True to the neighborhood's name, Rowena Gardens homes usually feature well-maintained greenery, including trimmed shrubs and colorful flower gardens. The oak tree canopy becomes thicker as you get closer to Leu Gardens and the lakefront. Prices start in the upper $600,000s, but houses on Lake Rowena or next to Leu Gardens have sold from the lower $900,000s to $1.1 million.

Recreation includes Leu Gardens, lakefront and museums

Leu Gardens has been a neighborhood landmark for decades, first as the private retreat of businessman Harry P. Leu and, since 1961, a publicly owned attraction. “[Leu] would have people come and drive through long before he ever thought about donating it,” says Jennifer D’hollander, executive director of the Leu Gardens. “I think it’s a lovely legacy that we get to continue to share it with the public.” Roses, camellias and live oaks are among the thousands of specimens growing among the gardens’ courtyards and walking paths. Leu Gardens also packs its calendar with events, such as:

  • Music on the Patio, a weekly summertime concert series
  • Movie Night, recurring film screenings on an inflatable projector on a lawn
  • Happy Frights, a family-friendly October event for trick-or-treaters
  • Dazzling Nights, an annual holiday light tour through the gardens
The neighborhood’s other major natural feature is Lake Rowena. Private backyards and docks cover most of the shoreline, but the public can enter Lake Rowena Park to fish from the shore or walk along the waterfront. Venture across Mills Avenue to reach Loch Haven Park, the epicenter of Orlando’s arts and culture scene. The park is bordered by several museums and theaters, such as The Orlando Museum of Art, which has been open for more than a century, and the John & Rita Lowndes Shakespeare Center, where the Orlando Shakes theater company puts on Shakespearian performances, children’s plays and other stage shows.

Shops, restaurants and bars in Audubon Park and Mills 50

Rowena Gardens is within walking distance of two business districts, each full of places to eat, shop and attend events. “There are a ton of activities where you don’t need a car,” says Tom Langmann, a Realtor with Re/Max 200 Realty who has lived in Orlando for 40 years. “You can just get out and enjoy some fresh air and walk.” Residents living to the east of Leu Gardens can stroll to Audubon Park, where the businesses lining Corrine Drive include:

  • Chic Boutique Resale, a curated consignment shop full of clothes, shoes and accessories
  • East End Market, a hub of bakeries, restaurants, boutiques and other small businesses
  • Park Ave CDs, a vinyl and CD shop that hosts performances and special releases
  • Stardust Video & Coffee, a destination for coffee, beer, live music and a Monday-night farmers market
Meanwhile, homes west of Leu Gardens are within a 10-minute walk of Mills Avenue. “That area has evolved into the Mills 50 district, where you have live music, craft cocktail bars and what I call ‘destination restaurants,’” says Brett Winters, a broker associate at Orlando-based Olde Town Brokers. Businesses there include Pig Floyd’s Urban BBQ, which serves pork and plantains across the street from The Guesthouse, a candlelit cocktail lounge. Down the street, you can catch live performances on the stage at Will’s Pub or in the outdoor courtyard of Dirty Laundry.

Close to Orlando’s Central Business District

It’s only a 2-mile drive to the Central Business District, a common commuting destination for people living in this part of Orlando. However, you don’t need a car to get to there. Lynx buses stop along Mills Avenue, taking passengers to the Central Business District in about 10 minutes, while bike lanes on Fern Creek Avenue and Livingston Street make it possible to cycle to work in 15 minutes. Interstate 4, located a mile from Rowena Gardens, leads to Central Florida attractions such as Walt Disney World Resort, 20 miles away.

A look at nearby highly rated public schools

Students can attend schools in the Orange County Public Schools district, such as Audubon Park School, a highly rated campus for kindergarteners through eighth graders. Older students may go to Edgewater High School, which oversees two specialized programs: the Gifted Scholastic Academy, with an advanced curriculum that prepares students for college, and the Center for Future Educators, a magnet program for teens considering careers in teaching. Applications for both programs are open from October to December and in April.
