Snap, snap, there’s no time to linger in the North Quarter. A breezy neighborhood of condo buildings and high-rise apartments in downtown Orlando, the North Quarter is going places – or it would be, if not for Lake Ivanhoe lurking to the north and the Central Business District pressing in from the south. A favorite of young professionals, this compact neighborhood is pleasingly eclectic, exuding a distinct joie de vivre across its office towers, mid-rise condos, law firms and city sidewalks “The area is diverse and vibrant. There’s an independent flair to it,” says Nicole Rader, a Realtor with Mainframe Real Estate. “It has a good local flavor.”

A former motel hosts the First Friday Art Walk
The neighborhood is small, but it does have locally owned standouts. “The south part of North Quarter is primarily part of the Central Business District, but as you go north on Orange Avenue, you find a lot of shops and restaurants,” Rader says. Ivanhoe Village, on the northern edge of the neighborhood, is a hub for cuisine and culture – and knocking back a few drinks. The tortillas are homemade just south at popular Reyes Mezcaleria, a Mexican restaurant serving more than 150 agave spirits. Another top choice is the Italian restaurant Cafe Trastevere. Locals pop into the NORA Building for coffee at Downtown Credo while the Publix on East Colonial Avenue is a convenient stop for groceries.
Small businesses contribute to the North Quarter’s independent spirit. Uncle Tony’s Donut Shoppe, for example, doesn't sell sugary treats. Nope, this indie shop pays cash for vinyl, and the bins hold everything from Isaac Hayes’ New Horizon to Mannheim Steamroller’s Fresh Aire. Three blocks away, artists sell their work from low-cost studio spaces in a former motel at Faith Arts Village Orlando (FAVO), a community project supported by Park Lake Presbyterian Church. FAVO hosts an art stroll with food trucks the first Friday night of the month.

Airy modern condos a short walk from the Central Business District
Predominant amid the business towers are mid-rise condominium complexes, a distinct difference from the Park Lake/Highland neighborhood next door, which has hundreds of single-family homes. “In the North Quarter you have a lot of complexes for young business professionals,” Rader says. “The condominiums are a little smaller, but more affordable.” Condos at Uptown Place, which has a botanical garden and Mission-era architecture, range from $239,000 for a one-bedroom to $305,000 for a three-bedroom penthouse. Condos run from $196,000 to $299,000 at Park North at Cheney Place, an oasis of tropical tranquility. Traditional single-family homes are scattered across the neighborhood, but listings are rare since many owners run small businesses out of them. This means business signs are far more common than for-sale signs on the handful of lawns in the North Quarter.

Cycle to the Orlando Museum of Art on the Orlando Urban Trail
The Orlando Urban Trail is a link to nature and culture, ribboning north from the neighborhood along three lakes and crossing Loch Haven Park, home of the Orlando Museum of Art. The Gaston Edwards Trail, which begins in the North Quarter near the Urban Trail, unfurls beside 124-acre Lake Ivanhoe, passing Gaston Edwards Park and its small playground. Named for Florida’s first female senator, the Senator Beth Johnson Park is a small patch of greenery beside the busy I-4. The park has few amenities, but it’s a pleasant enough spot to catch some sunshine.

Watch E.T. by the shores of Lake Eola
On the last Friday of the month, cyclists converge at Loch Haven Park at 6:30pm to pedal in a group through downtown during the Orlando Critical Mass event. Lake Eola Park, about one mile south of the North Quarter, screens a family friendly movie a few times per year as part of its outdoor Moviola series. Grab a blanket and come on down. The park also hosts the Orlando Farmers Market by Lake Eola every Sunday from 10am to 3pm.

Hop on the Lime Line to get to work in the Central Business District
It’s easy for residents to reach the business district and their favorite local destinations without getting into their car. “The North Quarter is super walkable, and there are bike-rental stations all over,” says Rader. Part of the city's free LYMMO Downtown Circulator network, the Lime Line is a quick-moving bus that connects the North Quarter with the business district, Lake Eola and other downtown destinations. LYNX buses travel across downtown and link to outlying suburbs.

The YMCA offers a fee-based Extended Day program for students at Princeton Elementary, which earns an A- rating from Niche.com. College Park Middle earns a C+. Students have their pick of clubs at Edgewater High School, where extracurricular options include Dungeons & Dragons, a robotics team and Future Farmers of America. Niche rates the high school a B+.
