A neighborhood on the border of Orlando and Winter Park
Orwin Manor sits between Orlando and the smaller, upscale suburb of Winter Park. In fact, its very name is a mashup of the two. Though the neighborhood is technically on the Orlando side, its association with Winter Park helps make it more desirable to homebuyers. “You have the farmers market. You’ve got festivals all the time. The art festival is known nationwide,” says Tom Langmann, a Realtor with Re/Max 200 Realty who has lived in Orlando for 40 years. “It’s got a lot of charm. Park Avenue in downtown has a lot of cool stuff.”

Traditional Floridian architecture versus larger new homes
Initially built in the mid-20th century, Orwin Manor features traditional Floridian architecture. Homes are often one story with wide, gently hipped roofs and well-manicured front lawns. Prices typically range between the high $400,000s to $800,000, although renovated properties can go between $800,000 and $1.5 million. Larger lakefront properties, sharing the same stylings but often with a second story, can sell for $1 million to $3 million. However, the aesthetics of the neighborhood are changing as investors buy some of the more modest traditional homes, then demolish them to clear the way for larger modern estates. “A lot of these neighborhoods, I’ve sold houses that were just magnificent homes, in my opinion, because they had so much charming character. You’re selling them for a half million dollars, and they’re tearing them down to build $3 million homes,” Langmann says. “They’re cookie cutter — very modern, nice — but it just kinda takes away from the charm of the neighborhoods.” The phenomenon has been more pronounced on the east side of Orwin Manor.

Education at Orange County Public Schools
Orwin Manor students can attend Orange County Public Schools. Those west of Mills Avenue are zoned to Princeton Elementary, which receives an A-minus grade from Niche, or College Park Middle, which earns a C-plus. East of Mills, students can go to A-minus-graded Audubon Park School for kindergarten through eighth grade. Most students head to Edgewater High, rated B-plus. The school offers magnet programs, including the Center for Future Educators and the Engineering, Science and Technology program. In Winter Park, highly regarded Rollins College is a liberal arts school that enrolls 2,500 students.

Public green spaces at Mead Garden or Leu Gardens
Three separate lakes — Winyah, Estelle and Sue — border the southern edge of Orwin Manor. Lake Sue, the largest of the three, offers enough space for small motorboats to zip around from the private docks. Residents throughout the neighborhood can head to Mead Botanical Garden, directly north of the neighborhood, or the Harry P. Leu Gardens, a mile away. The Mead Botanical Garden was established in 1940 and offers free admission to its trails and wild habitats. Leu Gardens was donated to the city of Orlando in 1961. It is now home to roughly 15,000 botanic specimens. A pair of small parks sit on Orange Avenue across from Orwin Manor, each with playgrounds.

Restaurants in Mills 50 and downtown Winter Park
Mills Avenue runs through the middle of Orwin Manor, leading south to Mills 50, one of Orlando’s hottest commercial districts. Restaurants include Pig Floyd’s Urban BBQ and Black Rooster Taqueria, with groceries at The Fresh Market. Heading north into Winter Park, Mills turns into Orlando Avenue but keeps its commercial character, with elevated chain restaurants like PDQ Chicken and a Publix. Downtown Winter Park is 2 miles away, featuring a strip of shops and eateries like Briarpatch and Bosphorous along the walkable Park Avenue.

Winter Park's many community events
Winter Park runs a farmers market in Central Park every Saturday morning, featuring nearly 70 local vendors. The city has several festivals, most notably the Winter Park Sidewalk Art Festival, which attracts 350,000 attendees every spring. On the opposite side of Orwin Manor, residents can head less than a mile south to Loch Haven Park, where many of Orlando’s museums and theaters reside. The sprawling Orlando Science Center hosts events like “Beer on Tap” to raise money and engage the community. “Our mission is to inspire science learning for life,” says Jeff Stanford, vice president of marketing at the Orlando Science Center. “We do that in a lot of different ways. We want to build curiosity in all ages.”Orlando is famously a tourist town, but locals also take advantage of its many attractions. Universal Orlando Resort is a little over 10 miles away, and Walt Disney World is closer to 20. Each theme park offers local discounts.

Increased pedestrian and bike access in Orlando
At the northern tip of Orlando city limits, Orwin Manor is slightly more than 3 miles from downtown and its central business district. While most residents drive to get around, the city has worked to increase access to other forms of transportation, including walking and biking. The Orlando Urban Trail runs through the neighborhood to the Mead Garden. The SunRail system runs through Central Florida, and the closest stop is less than a mile from Orwin Manor at the AdventHealth hospital campus.
