Like Downtown Orlando but without the traffic

South Orange, also known as SoDo, is a growing neighborhood just south of downtown Orlando that, despite its small size, is packed with big box stores, trendy restaurants and the Orlando Health Hospital complex. Similar to downtown Orlando, it is a bustling neighborhood filled with things to do. But unlike its neighbor to the north, traffic is not an issue here. "If you live downtown, you're sitting in traffic from clubs and events when you leave your house. But when you live in SoDo, you can get in and out quickly,” says Wael Georgey, a broker and owner of Properties in Town, who sells throughout Central Florida.

Big box stores and many restaurant options throughout the community

SoDo Shopping Center has Super Target and TJ Maxx and services like salons and barber shops. Walmart and Publix sit just east of South Orange Avenue, where residents pick up groceries and essentials. For dining out, there are many national chain restaurants, especially near the hospital and some small-chain taco spots. Gringos Locos, a favorite for late-night partiers, is open until 3 a.m. daily, and Talkin’ Tacos serves a variety of food, including specialty items like birria ramen. Other popular stops include the coal-miner-themed Rockpit Brewing, a go-to for its ever-changing menu of small-batch beers, and The Waterfront, located near Lake Jennie Jewel and popular for its modern American comfort food and water views.

New condos are abundant

About 83% of South Orange’s locals are renters who fill the many apartment complexes throughout the neighborhood. There is a collection of recently built condos, the largest of which run about three-bedrooms and cost somewhere in the high $500,000 range. In the center of the neighborhood is a small knot of residential streets lined with single-family houses, primarily Minimal Traditional and bungalow-style. They sit on small, grassy lawns dotted with trees and shrubs. Many of these homes are rentals, too. But when they do hit the market, prices are in the mid-$500,000 range.

South Orange Avenue, Lynx buses, and Amtrak offers ways to get around

South Orange Avenue runs along the neighborhood's east side and connects north to downtown Orlando. Interstate 4 and Route 408 are also accessible and provide multiple ways to get around the city. While most residents travel by car, those taking public transportation can pick up the Lynx bus on South Orange Avenue and Sligh Boulevard. For longer-distance travel, the Orlando Amtrak station is conveniently located in the neighborhood off Sligh Boulevard, and the Orlando International Airport is about 10 miles away.

Residents head to Al Coith Park, located just outside the neighborhood, for fresh air and exercise. This green space offers a paved walking or jogging path, plus fitness stations. Just east of Al Corith Park is Delaney Park, which has additional amenities like baseball fields, tennis courts and an expansive playground shaded by tall trees.

Boone High offers magnet classes in criminal justice, law and finance

Children can start their education at Blankner School, which serves prekindergarten through eighth grade and has an A-minus rating on Niche. From there, they head to Boone High School, which has an A rating and serves about 2,800 students. It offers magnet classes in criminal justice, law and finance. Multiple faith-based schools serve the area for those interested in private education for their kids.
