SoDo provides plenty of shopping and dining near downtown
Named for its location south of downtown, SoDo has developed into one of Orlando's premier retail districts where shopping centers filled with national chains stand across the street from local restaurants and breweries. Businesses congregate along South Orange Avenue, a major thoroughfare residents can walk to for quick bites, grocery runs and late-night drinks. While the downtown area has more large employers than SoDo, the commute downtown is made easier by the neighborhood’s interstate access, SunRail station and bus routes.

Apartments, condos and small single-family homes
Most residents are renters who fill the many apartment complexes throughout the neighborhood. Opportunities to own a home exist in low-rise condo communities tucked among single-family homes. Those single-family houses tend to be small bungalows, minimal traditional designs and ranch-style homes clustered near West Kaley Street or West Michigan Street.
How SoDo prices compare to nearby neighborhoods
Condos tend to have the lowest prices, varying from the upper $100,000s to the lower $300,000s. Only two single-family homes have sold recently, and their prices range from the lower $300,000s to the lower $500,000s.
If you rank the median home prices in all the surrounding neighborhoods, SoDo’s median price, which is in the lower $400,000s, ends up near the middle. The Central Business District, Holden Heights and Southern Oaks all have lower median prices. However, the medians are higher in Delaney Park and Lake Cherokee, where historic homes are often larger than SoDo’s condos and bungalows.

Street tacos, desserts and live music along South Orange Avenue
Restaurants, cafes and shops operate up and down South Orange Avenue. It can take an hour to walk the entire 3-mile strip, but most homes are within a block of at least a handful of SoDo’s businesses. Step outside and walk to:
Kolombia Cafe for coffee and arepas
Los Amecas for Mexican street tacos
RockPit Brewing & Distilling for beer, moonshine and live music
Sister Honey’s for pies, cupcakes and cookies
SoDough Square for rectangular Detroit-style pizza
There’s also plenty of shopping in the area. SoDo Shopping Center hosts Target and T.J. Maxx, and, when you need groceries, Publix, Walmart Neighborhood Market and Freshfields Farm are all within half a mile of each other. Freshfields Farm stocks meat and produce sourced from local farmers, and even runs an ice cream stand within the barn-like supermarket. Businesses frequently open and expand in SoDo’s busy commercial district, a phenomenon that’s blossomed in the last couple of decades, says Eric Rollings, a Realtor at Mainframe Real Estate and a resident: “When I bought [my] place in SoDo 17 years ago, there was nothing here. Now, it’s one of the most popular neighborhoods.”
Gather with neighbors for Light Up SoDo
It’s not uncommon for 5,000 people to turn out for Light Up SoDo, the largest annual event put on by the SoDo District, a nonprofit group responsible for events and business development. Street performers, food trucks, dozens of vendors and a beer garden take over the SoDo Shopping Center every December. The SoDo District organizes other events throughout the year, such as SoDo After Dark, an evening of live music, craft beer and cocktails.
A short drive to employers in SoDo and the Central Business District
Many residents here don't have to travel far for work, as Orlando Regional Medical Center in SoDo employs more than 4,000 people. Tens of thousands of others work in the Central Business District, directly north of SoDo. The 2-mile drive on South Orange Avenue or Interstate 4 can take as little as 10 minutes, but rush-hour commutes may last as long as 30 minutes. Skip the traffic by:
Catching a SunRail train at the Orlando Health/Amtrak station and arriving in the Central Business District in about five minutes
Biking along South Orange Avenue and arriving in 13 minutes
Boarding a Lynx bus on South Orange Avenue and arriving in 15 minutes
While weekday commutes create some traffic, SoDo doesn’t face as much congestion as its neighbor to the north, says Wael Georgey, broker and owner of Properties in Town. "If you live downtown, you're sitting in traffic from clubs and events when you leave your house. But when you live in SoDo, you can get in and out quickly.”

Highly rated Orange County Public Schools campuses nearby
Children can start at Blankner School, a highly rated school for kindergartners through eighth graders. Older students go to another highly rated school: Boone High School. Boone High's magnet program focuses on finance, law and criminal justice. Teens who join the program can explore one of those career fields through hands-on experiences, such as working at a credit union or participating in mock trials. Applications are open in April, and again from October to December.
