Williamsburg is a residential pocket among Orlando’s tourism hub

Roller coaster tracks peek over the treetops in Williamsburg, a neighborhood next to SeaWorld Orlando. This Orange County community is near the center of Central Florida’s tourism scene. It’s within 7 miles of the region’s most-visited theme parks, which include Walt Disney World Resort and Universal Orlando Resort. Plus, Williamsburg neighbors International Drive, famous for the restaurants, hotels and tourist attractions that line the road. While the nearby destinations often attract tourists, Williamsburg is full of longtime homeowners.

Single-family and townhome subdivisions

The neighborhood consists of several subdivisions extending from Orangewood Boulevard or Central Florida Parkway. Most are made up of modest-sized single-family homes, designed in ranch and Mediterranean styles. There are a few townhome developments as well, such as the gated Waterview Reserve community, named for its lakeside location. Williamsburg began as an active adult community, but that later changed, and residents of all ages have moved in, says George Stringer, a sales associate with Coldwell Banker Realty and former Williamsburg resident. “There are a lot of permanent people there who are first-time homebuyers, because the affordability is there.”

The cost of Williamsburg homes

Single-family homes typically sell from the mid-$200,000s to the high $400,000s. There haven’t been any recent townhouse sales, but the median price is $475,000. Residents usually have to pay homeowner association dues. They vary by subdivision, but they’re often $200 or less per year.

A neighborhood bordering theme parks and resorts

The front gates of SeaWorld Orlando are less than a mile outside the neighborhood. It’s about 7 miles to both Walt Disney World Resort and Universal Orlando Resort. In 2025, Universal opened a new theme park called Epic Universe less than 3 miles from Williamsburg. All three parks offer discounts and specials for Florida residents. The neighborhood is sandwiched between two resort golf courses: Grande Vista Golf Club and The Ritz-Carlton Golf Club. Both courses are open to the public. Some Williamsburg homeowners fly in for vacations, but don’t stay year-round, Stringer says. “There are some second-home owners because of the proximity to [Orlando International Airport]. Vacation homes, not so much, because the zoning doesn’t allow short-term rentals.”

Subdivisions such as Lime Tree Village and Deer Creek Village come with amenities including swimming pools, tennis courts and a miniature golf course. At Dr. P. Phillips Community Park, canines play at the dog park, kids frequent the splash pad and the LongHorn Steakhouse Loop meanders through half a mile of forests and pine scrub.

Lake Buena Vista High specializes in hospitality education

Students can start at Sunshine Elementary School before advancing to Freedom Middle School. After that, they attend the highly rated Lake Buena Vista High School. The school hosts the district’s Hospitality & Tourism Academy, a partnership with Orange Technical College to let high schoolers study topics such as hotel management and event planning.

Traveling to the Orange County Convention Center, downtown

Florida state Road 528, a major toll road, and International Drive, the heart of Orlando’s tourism corridor, pass through Williamsburg. Interstate 4 is just outside the neighborhood. These roads help locals reach destinations such as:

  • The Orange County Convention Center, 2 miles away, supports nearly 30,000 jobs thanks to the trade shows and events it hosts.
  • The Orlando International Airport, 10 miles away, has nonstop flights to more than 150 global destinations.
  • The Central Business District, 15 miles away, is a hub for office and municipal jobs.

Nice and quite neighborhood, it's near of theme parks, I-Drive, John Young Pkwy, I-4, about 20 minutes from the Airport...lots of places to have fun, shopping, everything is near us
