Orlinda, Tennessee, got its first and only stoplight in 2014 — it really doesn’t get any more Smalltown U.S.A. than that. “We’re a small community that identifies with the long history of families and farming,” says Orlinda’s City Manager, Kevin Breeding. “Most residents are involved in agriculture.” Breeding adds that the community has seen more and more modern amenities in the past few years. For example, until the local electric company began to provide Internet in 2021, only 30% of locals had decent access to cyberspace. Several of the nearly 1,000 residents of this tiny enclave, located less than 40 miles from Nashville, have lived on their properties for multiple generations. “When you’re in Orlinda, you’re in the country,” Breeding, who has been Orlinda’s city manager since 2000, explains. “There is no traffic and you are far enough removed from the city.”

New builds mixed with rustic farmhouses

According to Betty Robinson, a Realtor with Reliant Realty ERA Powered who has sold homes in the area for over a decade, several farms have multiple structures. “Most of the farms have been split up by families,” she explains. Housing architecture varies in the community — house hunters can find old, new or in-between homes. “There are new builds and farmhouses built between 1950 and 1960,” states. “There are charming brick homes with front porches, three-car garages and gabled roofs.” She adds that there is no HOA in the community. “In that area, they don’t like the rules.” Several dwellings sit on 15 to 30 acres of flat, fertile farmland. The average lot size is close to 3 acres. Robinson says there are even starter homes. “There’s a big mixture of housing styles,” she says. Housing costs, on average, are $253,000 - $1.2 million. Many of the yards are adorned with mature trees. “Orlinda has the quaintness of a small, little town,” says Robinson.

Parks are nearby

Orlinda has no parks in the community, but in nearby Cross Plains is Kilgore Park, which annually hosts the Kilgore Station Bluegrass Festival and is a short drive from the neighborhood. Situated on the banks of Honey Run Creek is the concert stage connected to a rustic tobacco barn.

Shopping is done at the local general store

There are no supermarket chains or big box stores in Orinda. Sticking with the Smalltown U.S.A. vibe, the community’s central place to purchase food is the Orlinda General Store, which has been in the neighborhood for over 150 years. One of the few restaurants in the community is Senor Fajita’s off East Church Street. At Bernard Farms, locals can buy anything grown on the premises like corn, wheat and dark-fired tobacco. They also raise hogs and cattle. Locals also frequent Susie’s Fireworks, where they can purchase any Class C explosive, which is legal in Tennessee. Sumner Crest Winery, Breeding says, is Orlinda’s top attraction for locals and visitors alike. Any other shopping will require a trek to nearby Franklin, Kentucky, 13 miles, Springfield, Tennessee, 15 miles or Nashville, 45 miles.

Autumn brings the All-American Harvest Festival

According to Breeding, the community has one longstanding event and one new event that he hopes will become a tradition. Every autumn, the community comes together for October in Orlinda. “It is a classic All-American Harvest Festival with a car show and beauty pageant for kids,” he says. The second event is the first annual Christmas Parade. He says the lighting of the Orlinda Christmas tree will follow an early evening parade. Open fires will also be provided for warmth and refreshments like hot cocoa and coffee will be served. “Several local churches will be creating a unified Choir to sing Christmas Carrols,” he explained. “And there will be photo opportunities with Santa.”

I-65 just minutes from community

Commuters can use I-65, which is minutes outside of the community. Residents can go on the highway to Bowling Green, Kentucky, in one direction and Nashville in the other. Nashville International Airport is less than an hour from the area.
