Previously a golfing community, Tomoka Oaks is undergoing a transformation
Once considered a premier golfing community just west of the Ormond Beach oceanfront, Tomoka Oaks has seen significant change over the years. The neighborhood's Tomoka Oaks Golf & Country Club was closed in 2021, leaving a noticeable void in the very center of the community. However, Tomoka Oaks still offers an array of amenities that residents enjoy daily. A short drive away from a major park, shopping centers and acclaimed restaurants — not to mention the ocean — Tomoka Oaks remains an attractive neighborhood despite the uncertainty surrounding its once bustling golfing hot spot. "It's not a busy neighborhood anymore. You don't see cars flying down the road, and that's exactly why people want to move there now," says local Realtor Kip Ripper of Watson Realty Corp., who has over 40 years of experience in real estate. "It's really a place for anyone that wants to settle down and relax."

Split-levels and ranch-style homes are king in Tomoka Oaks
Homebuyers will find an array of styles surrounding Tomoka Oaks' now-defunct golf course. The neighborhood primarily features established ranch-style homes with hipped roofs alongside split-levels and Cape Cods. "Homes are somewhat older, around 25 to 30 years," Ripper says. "I find that they often need cosmetic upgrades and maintenance repairs." Most homes price between $300,000 and $600,000, though some larger properties with access to the Tomoka River may top out closer to $800,000. As for the golf course, developers purchased the 148-acre plot of land in 2021, though it's unclear what the future holds for the neighborhood's centerpiece. A new residential development has been proposed, but locals have staunchly opposed the plan due to density concerns.

Students in Tomoka Oaks are served by Volusia County Schools. Kids may go to Tomoka Elementary School before moving on to David C. Hinson Sr. Middle School — both of which earn overall grades of B from Niche. Teens attend the B-plus-rated Seabreeze High School, a 7-mile drive away on North Oleander Avenue, which offers a host of after-school clubs and organizations from the Technology Student Association to the Seabreeze Surf Club.
Nova Community Park serves as an area hot spot
Once just steps away from the golf course, residents now have to leave the neighborhood to reach nearby attractions. Nova Community Park sits only a mile southeast off North Nova Road, serving as a local hub. The Magic Forest Playground, also known as Rainbow Park, is a haven for kids to let their imaginations run wild, while Little Leaguers round the bases at the park's baseball fields and skateboarders show off their skills at the skatepark. The park also contains the Nova Community Center, which features various amenities, including indoor basketball courts and a fitness center. The community center hosts regular dance classes and youth summer camps as well.

Ormond Beach MainStreet is lined with numerous shops and eateries
Residents typically stop in Publix for groceries at the Trails Shopping Center, though more independent shops can be found at Ormond Beach MainStreet along West Granada Boulevard 3 miles east. The strip is lined with numerous acclaimed eateries, including Rose Villa for its Southern comfort foods served out of a Victorian-era hotel, or Frida's for Mexican fare. Closer to home, RiverGrille on the Tomoka, just north of the neighborhood off Route 1, offers Cajun-style seafood and picturesque views of the Tomoka River.

Tomoka Oaks is centrally located to major highways
Without sidewalks, Tomoka Oaks isn't particularly walkable, though residents do enjoy solid access to major roads and highways. Route 1 runs just north of the neighborhood, and locals can merge onto Interstate 95 by heading 2 miles west on West Granada Boulevard.

Hurricanes have impacted Tomoka Oaks in the past. In fact, the neighborhood's golf course was damaged heavily by a hurricane, leading to its closure. Tomoka Oak's west side borders the river and is prone to flooding. While the community isn't as susceptible to direct hits from major storms as South Florida is, residents are advised to assemble disaster kits ahead of hurricane season.
