A neighborhood near the water and the mountains

Berry Creek may be as secluded as California gets. Mountainous and wooded with water at its edges, it’s the neighborhood for those who would rather have land than close neighbors. “There aren’t a lot of amenities,” says Suzanne Peters, an eXp Realty real estate agent who has previously sold in the area. “A lot of people who live out there are people who want to get off the grid.”

Access to Lake Oroville

Berry Creek is bordered by Lake Oroville and built into the sloping landscape of the Sierra Nevada foothills. “It’s very outdoorsy,” says Brian Voigt, real estate broker of Re/Max of Chico, familiar with the area. “It’s a perfect setup for Mountain Folk personalities — people who hunt and fish and hike.” The lake was made in 1967 when the state dammed the Feather River. Since then Foreman Creek Recreation Area has been a popular place to boat, fish, swim or just enjoy the vibes on the beach. The park is also surrounded by hiking trails, which offer views of the lake and the surrounding hills. This laid-back attitude is reflected in its CAP Index Crime Score, which is a 2 out of 10, two points lower than the national average.

Custom built homes on large land parcels

Berry Creek homes are secluded, sitting on large properties at the end of long driveways. There is no uniform house style, as many residents bought land and built to their own taste. “There are some beautiful custom-built homes,” says Peters. “You’ll usually have some land, and because it's more mountainous, people are really moving there for the views.” Smaller homes can be purchased for as little as $160,000 or as much as $500,000 for larger turnkey properties.

Berry Creek is at a high fire risk and the community was devastated by the Bear Fire in 2020. The community is still rebuilding and fire insurance can be more expensive here. The neighborhood does have a dedicated fire department which helps monitor warning signs of a wildfire and keeps locals informed about safety plans and potential risks.

Kids attend the neighborhood's Berry Creek School

Pioneer Union Elementary School District serves the neighborhood. From kindergarten through eighth grade, they can attend Berry Creek School, which is being rebuilt. The school gets a C-minus from Niche. From there, kids can go on to Las Plumas High School, which is 20 miles away from the neighborhood. That school, which earned a B-minus, offers many extracurriculars, from marching band and a Mock Trial team, and just added a boys' volleyball program.

Driving in remote Berry Creek

Berry Creek is a sprawling rural community. There are no public transportation options, and walking or biking is not ideal as the community is car dependent. Quincy-Oroville Highway runs through the neighborhood, providing a route in and out of the neighborhood to nearby towns. Oroville, the nearest city, is 22 miles south. Sacramento is 90 miles away.

No shopping or dining in Berry Creek

Berry Creek has no retail district, so residents head into Oroville to do their shopping or enjoy meals out. There is a restaurant on the lake, The Anchor Management, at the Bidwell Canyon Marina in Kelly Ridge. This option is easier to access by boat than by car, as it is nearly 20 miles by car.
