A flat lands neighborhood
In the flatlands down from the Butte County Sierra Nevadas, Thermalito is a quiet community surrounded by popular regional parks. Being in the flatlands might mean residents don’t have the same mountain views that can be had from elsewhere in the county, but residents can still see the mountains on the horizon. The land also decreases the risk of fires, a common risk elsewhere in the county. Buyers are attracted to the community that offers access to other sought-after amenities, like shopping, dining and highway access.
Thermalito Bays and Riverbend Park
The waters of Thermalito Forebay lap against the neighborhood’s northern edge. “Thermalito has a killer aquatic center,” says real estate broker Brian Voigt of Re/Max Home and Investment, who has previously sold in the area. “It’s cool because you can go there and barbecue, paddleboard or kayak. They put on boating events and fishing events throughout the year. They did one where they got hundreds of people on paddle boards out in the water. People really like it.” Visitors lounge on the shady, sandy beach or paddleboard the 300 surface acres of water. Sailing and rowing clubs also meet at the Forebay’s waters. Fishers cast a line from the disability-accessible fishing pier and can cook what they catch on the grills.
On the west end of the neighborhood, the Thermalito Afterbay offers an even larger park, covering 4,300 surface acres of water and 17 miles of shoreline. Visitors here can also enjoy beachside picnics or paddleboard excursions in addition to motorized watersports. Jetskis and four-stroke motor vessels are welcome on the water during daylight hours. As the sun sets, the park enforces a no-wake policy to make for peaceful, motorless boating and fishing.
Other natural preserves ring the neighborhood, from 210-acre Riverbend Park across the river to Oroville Wildlife Area on the other side of the highway. Hikers, bikers, swimmers and sailors will be within a short drive — sometimes within walking distance — to recreational areas that support a breadth of hobbies.

Tract homes and open lots
“Thermalito is in the valley, so it’s the flat lands,” says Voigt. “The neighborhood is a mix of large acreage parcels and small tract housing developments.” The flat of Thermalito sprawls across a large area, giving the neighborhood a spacious feel. It’s a more laid-back neighborhood compared to greater Oroville, with bigger yards and calmer streets. Dense trees help add to the feeling of privacy, shading yards and homes. Ranch-style tract homes start at $245,000 and go up to $460,000. Land parcels vary in size and price, from $70,000 for an acre to $300,000 for 10 acres. “It’s a more affordable area than other Oroville neighborhoods,” says Suzanne Peters, a real estate agent at eXp Realty who has sold several homes in the area. “It’s very highly sought after because it's all flat ground, so it's less of a fire risk. You’ll save a lot of money in fire insurance and be at a lower risk.”

Easy highway access
By land or by water, it’s easy to get around Thermalito. “It is on the west side of Highway 70, and people want to be close to the highway,” says Peters. “It makes it easy to get around, but it's not too noisy.” State Route 70 runs along the neighborhood's eastern border, and Route 162 runs through the neighborhood’s south. From the residential areas of Thermalito, it's a short three-mile drive to central Oroville. Residents can quickly drive into the city to shop or eat out. Thermalito Forebay is home to numerous boat launches, providing an accessible way to get in the water. The neighborhood does encompass Oroville Municipal Airport. While it does not offer commercial flights, it can sometimes contribute to overhead noise.
Kids attend Thermalito and Oroville schools
Most neighborhood kids will start school at Poplar Avenue Elementary School, graded C-minus by Niche. From there, they may attend Nelson Avenue Middle School, graded C. They can finish up at Oroville Union High School, graded B-minus, which offers many extracurriculars, including a marching band, which is very popular among students.

Shopping and dining in Oroville
Across the river in Oroville, grocery chains like Grocery Outlet and Smart & Final Extra make it easy to stock up on essentials. Oroville offers shopping plazas for local businesses and national retailers, selling specialty goods and other everyday needs. This is also typically where Thermalito residents head when dining out. Restaurants cluster along Highway 162, from The Cow Cafe and Grill to familiar fast food spots like Wendy’s and Taco Bell.

Fourth of July at Forebay
Thermalito is fairly relaxed, but the forebay does draw a frequent crowd. The city of Oroville uses Thermalito Forebay Park to host its annual Fourth of July celebration, which includes a large fireworks display. Other private clubs use the park throughout the year to host sailing classes and rowing contests.
