"It's the best of three worlds; it's close to downtown, connected to suburban amenities and a wonderful community in its own right," says Robert Burns, a beekeeper who's lived in Cunningham Heights for 32 years. He's not the only one in this small north Overland Park neighborhood for the long haul. "Most people who live here stay here. We've got great neighbors," Burns says. The neighborhood is accessible both geographically and in terms of housing costs. Proximity to major highways offers easy access to anywhere in the metro, including downtown Kansas City, just 9 miles away. Housing prices tend to be lower and lots larger than what can be found in neighborhoods further south in Overland Park. Cunningham Heights is zoned for the highly-rated Shawnee Mission School District.
Suburban lifestyle with midcentury charm
"There are no mansions here," says acclaimed portrait artist John Boyd Martin, who's lived here happily for 39 years. Instead, this is a place with well-kept, porch-front houses where people look out for each other, Martin says. Ranch-style, split-level and a few Cape Cod-style homes line the well-maintained streets. Homes sell for between $250,000 and $350,000.

"It's going to continue to be a desirable area, especially for those looking to be in Johnson County but maybe in that first-time homebuyer's price range," says Micah Thomas, a real estate broker with The Local Agent, LLC. Merriam Park Elementary, which receives a B rating from Niche, is the neighborhood's elementary school. Students move to Hocker Grove Middle School and Shawnee Mission North High, both of which receive a B-plus rating. At Shawnee Mission North High, students can participate in the Real World Learning program to pursue career interests like engineering, fashion and medical health sciences.
Old-fashioned neighborly get-togethers mark the seasons
"The greatest thing about Cunningham Heights is the neighborhood get-togethers," says Martin of events in Hickory Hills Park. Popular events include twice-yearly picnics, holiday parties, and potluck meals that help maintain the neighborhood's close-knit feel, which remains central to its character after many decades. "People help each other with security issues and such. There are very low levels of problems such as theft. We have picnics twice a year, and there's a clubhouse in the park. The fire truck comes, and the kids get to see that," Martin says.

Cunningham Heights offers plenty of shopping and dining options nearby. Grocery shopping is nearby at the Hy-Vee in Mission. Target and IKEA are also available right in Mission. Burns recommends checking out the spectacular views of the metro area from IKEA's top floor. Popular restaurants include the family-friendly Village Inn and R.J.'s Bob-Be-Que.
