While the city dates to 1905 and downtown once flourished with horse-drawn carriages along the Santa Fe Trail, today the area has been renovated with the Clock Tower Plaza and Farmers Market Pavilion, is home to almost 300 locally owned and operated businesses and is the site of many of the city’s events. “People like living downtown because you can walk to everything, says Christine Dunn, a Realtor with Keller Williams Partners, who has been selling Overland Park for nearly 20 years. “There is always something going on from the Farmers Market to holiday festivals. Commercial and dining hubs along busy sidewalks
Overland Park is home to almost 300 locally owned and operated businesses, many of which call downtown home. This gives locals many options on where to pick up groceries, grab a bite to eat, or watch a beloved Kansas City Royals or Chiefs game. Residents can head south on Antioch Road to pick up groceries from the Price Chopper. Named for American railroad magnate William B. Strang Jr. who platted Overland Park, Strang Hall has one of its three locations in Overland Park and offers vast menu options. A few streets away from the hustle and bustle of the events and retail are tucked-away subdivisions under the umbrella of old-growth trees. Ranch-style, craftsman homes and Cape Cods are spaced out along winding roads. Property lots have decently sized and well-maintained yards, a driveway and a garage. Prices range from $211,000 to $696,000, but buyers can expect a two-bedroom ranch-style to sell for $240,000, while a four-bedroom Cape Cod will go for around $375,000. “Buyers are slightly more hesitant, but that has not slowed the market. It is a popular place to live, and the prices reflect that,” Dunn says.

Clock Tower Plaza markets and festivals
For over 40 years, locals have come out for the Overland Park Farmer’s Market, which takes place at the Clock Tower Plaza every Wednesday and Saturday during the season and was ranked as the best farmers market in the country in 2022. Thirty-two vendors offer fresh produce, local foods and unique specialty items. Downtown and the plaza host many events yearly, including key events like the Art Festival, Oktoberfest, and the Mayor’s Christmas Tree lighting.

Playgrounds and ponds in Downtown Overland Park
Recently updated in 2019 and 2020, Thompson Park is in the heart of downtown and named after local business owners and philanthropists Frank and Evangeline Thompson. The updates added a performance stage with seating, two outdoor shelters, a brand-new playground with a crawl tunnel, spinner swings, and a water play area. On the outskirts of downtown, residents can head to South Lake Park, which features a fishing pond, outdoor walking trail and playground, or Young’s Park, which has a baseball and softball field, playground and swimming pool.

Overland Park and Johnson County are both on the RideKC bus line, and there are multiple options for commuters to get around the city and beyond. One of the closest lines is the 401 Metcalf-Plaza, which has numerous stops downtown and runs into Kansas City, Missouri. Downtown Overland Park is less than 2 miles from the AdventHealth Shawnee Mission, a 504-bed hospital. Downtown is just 2 miles west of Interstate 35 on-ramp, which allows commuters to get across Kansas for work or play.
High-performing Shawnee Mission public schools
Children are zoned into the Shawnee Mission School District, which scores an A-minus on Niche and has more than 27,000 students, making it the third-largest district in Kansas. Students attend Overland Park Elementary, Westridge Middle and Shawnee Mission West High School. According to Niche, the elementary school scores a B-minus, the middle school grades a B, while the high school earns an A-minus. Shawnee Mission West’s marching band, The West Pride Marching Band, has made a record 10 appearances in the London New Year’s Day parade in England over the last 30 years.
