Located a stone’s throw away from downtown Overland Park and just about 12 miles from Kansas City, Elmhurst provides homebuyers with urban living in the comfort of a neighborhood. With shopping centers in every direction, including the largest mall in Kansas on the west side, shopping and dining options are a quick drive away. “It’s a small neighborhood, for sure,” says Christine Dunn, a Realtor with Keller Williams Partners, who has been selling the Overland Park market for almost two decades. “But you can find everything you need at one of the nearby shopping centers. It is also close to highways, which is important in this area because once you reach the highway, you can get anywhere in 15 minutes.”

Established streets of single-family homes

Under the shade of old-growth trees, narrow streets are lined with a collection of mid-20th century architectural styles, including ranches, bungalows and colonial revivals with attached garages. Properties are on narrow rectangular lots with compact front yards featuring driveways and garages. Prices in Elmhurst range from about $189,000 to $472,000, but buyers can expect a three-bedroom ranch-style to go for around $285,000, while a four-bedroom colonial revival will rise to approximately $390,000. “The market is still strong but slightly different and unpredictable. If homes are priced right, we are seeing multiple offers, and those properties move quickly, but it does seem that buyers are a bit more hesitant these days,” Dunn says.

Commercial destinations at Oak Park Mall and Antioch Road

Locals can shop for groceries at the Hy-Vee Grocery Store in the southeast or the Price Chopper in the northeast. Just west of the neighborhood, the Oak Park Mall is the largest in the state and features more than 180 stores, including department stores – Macy’s, Dillard’s and Nordstrom’s – and other smaller stores like Barnes & Noble’s and Kay Jewelers. Shoppers can also take a break at one of the chain restaurants in the mall, like Chick-fil-A or Outback Steakhouse. Another local favorite is Toro Hibachi Sushi & Asian or Jack Stack Barbecue, which has a handful of locations across Kansas.

Overland Park events

While Elmhurst may not be known for its community events, it is close to all the happenings in downtown Overland Park, less than 2 miles away. The Overland Park Farmers Market is open Wednesday and Saturday from 8 a.m. to 1 p.m., and features local fresh produce, foods and specialty items. Other community events are centered around the holidays and include a St. Patrick's Day Parade and Santa's annual visit to the Clock Tower Plaza, each December.

Nearby Shawnee Mission schools

Children will attend the Shawnee Mission School District, which scores an A on Niche and is Kansas's third largest school district, serving more than 27,000 students. Most students will attend Comanche Elementary, Westridge Middle and Shawnee Mission West High School. According to Niche, the elementary school scores a B-minus, the middle school gets a B, and the high school achieves an A-minus. The high school offers many extracurricular activities and athletics, including the SMW Thespians Troupe #2413, which puts on performances each year and is the alma mater of Hollywood stars Paul Rudd and Jason Sudeikis.

Playgrounds at Strang Park and Louisburg Square

Home to Overland Park’s first inclusive playground, Strang Park, was updated by the city twice in 2021 and 2022. The inclusive playground features a 30-foot slide, sensory tunnel, and in-ground trampolines, while younger children can take advantage of the toddler area with farmers market-themed structures. Strang Park includes fun for all ages, though, as its loop walking trail features inspirational quotes from Dr. Martin Luther King’s “I Have a Dream Speech,” a gaming area with cornhole boards and covered shelters for family gatherings and newly done tennis and basketball courts. On a smaller scale, Louisburg Square Park is another green space spanning just over an acre with a small playground and accompanying picnic tables.

RideKC bus lines and I-35 commuting

RideKC operates multiple bus lines throughout Overland Park and Johnson County, including the nearby 520 Strang Line Express, which has two nearby stops at Strang Line Road and the Oak Park Mall. The route runs almost directly to downtown Kansas City, Monday through Friday. Elmhurst is on the edge of U.S. Route 69, which runs parallel to Interstate 35 from Minnesota to Texas. Drivers can access Interstate 35 via US-69, and both roads lead about 12 miles to downtown Kansas City.
