With a laidback atmosphere and long-established relationships between neighbors, Maple Crest is a staple of Overland Park. Found just 10 miles south of Kansas City, it blends the comfort of calm suburbia with quick city convenience. “I might be a little biased, but the first home I ever bought was in Maple Crest,” says Jenna Stewart, Realtor and team lead of KC Homes Group. “It’s just a quiet, cute area and so close to downtown Overland Park. The people are sweet, the houses are cute – I have a lot of affection for that neighborhood.”

Homes more affordable than in many nearby neighborhoods
Most of Maple Crest is residential, with quiet streets lined with trees and gardens carefully tended to by homeowners. Ranch-style houses were mainly constructed in the 1950s, and they’ve been well-maintained or restored in the years since. Home prices range from $210,000 to $325,000. “Maple Crest tends to be more affordable and attracts residents who are a bit younger than those in neighboring areas such as Colonial Village,” says Laurie Ingram, a Realtor with Better Homes and Gardens who’s been selling homes in the area for seven years. “If you’re looking at a house for $400,000 in Colonial Village, it would be closer to $350,000 in Maple Crest. Plus, the age range here is closer to 20-40 versus 30-55 in Colonial Village,” Ingram says.
Many homes in Maple Crest are shaded by large oak trees in the front and backyards.
Two-story homes may have 3-4 bedrooms with fenced backyards.

Santa Fe Trail Elementary School right in Maple Crest
Students can walk to Santa Fe Trail Elementary, which receives an A-minus grade from Niche. Santa Fe Trail educators use project-based learning and progressive technology programs to create a well-rounded classroom experience. Maple Crest is within a mile of several places to enjoy nature and recreation. Prairie View Park has a playground and basketball courts. The Matt Ross Community Center includes a fitness center, sports courts and an indoor pool. “It’s a fabulous newer place that’s almost like a club. They have a big pool, and dues are reasonable,” Ingram says. The private Milburn Country Club has a pool, golf course, tennis court and dining facilities. “There’s a cool crowd at Milburn Country Club, and I feel like that’s where a lot of people go to hang out,” Stewart says.

Loyalty to local businesses still big despite presence of national chains
Maple Crest includes a healthy mix of big-name retailers and locally owned businesses along Metcalf Avenue and West 75th Street. Grocery shopping is close by at Price Chopper. Downtown Overland Park is less than 2 miles away. It’s home to the Overland Park Farmers Market, which is slated for a nearly $34 million renovation. The renovation will include a new enclosed pavilion to allow for year-round markets and other events. Demolition of the current farmer’s market pavilion is scheduled by the end of 2024. The 2025 market season will be moved to the Matt Ross Community Center while construction of the new facility takes place. “Being near downtown is a huge appeal with lots of cute boutiques and coffee shops. Strang Hall is really cool; it’s got all these pop-up restaurants inside of it with sushi, tacos, and a nice bar for cocktails,” Stewart says of the updated indoor restaurant space. Aside from selections at Strang Hall, Downtown Overland Park is home to favorite restaurants like the Dragon Inn and Lulu's Thai Noodle Shop and retailers like The Tasteful Olive and Penzey's Spices.
