Residents of South Overland Park may live in a 1,000-square-foot condo or a sprawling mansion, but they all enjoy the same access to top-notch public schools, shopping, dining and family-friendly fun. “It’s pretty suburban. There are tons of parks and walking and biking trails. There’s great shopping and restaurants. The people are friendly. It’s safe and the schools are great,” says Jodie Brethour, a Realtor with Compass Realty Group, who has lived in the area since 1991. “There are a lot of family-oriented things to do and it’s so easy to get around. You don’t run into traffic like in other cities. The Kansas City Chiefs' stadium is only 20 minutes away. The Chiefs are a huge draw.” Those looking to move to South Overland Park will primarily find homes built from the 1980s to the present day. They come in a range of styles, including ranch houses, split-levels and contemporary homes with two-car garages. Properties typically rest on sidewalk-lined streets with spacious quarter-acre lots adorned by mature ash and maple trees that are common to the area. A three-bedroom townhome could be found for $300,000, while a sprawling five-bedroom Mediterranean-style estate with a pool may cost upwards of $2 million. “It’s still a strong market. If homes are priced right and in good condition, they’ll sell within a few days,” Brethour says. “It’s because of the low inventory. Not as many people are moving because the interest rates are high.” Public school students may attend Wolf Springs Elementary, Aubry Bend Middle and Blue Valley Southwest High. All three schools score stellar A Niche grades. Home of the Timberwolves, the high school boasts a state-championship-winning debate team. From Walmart Supercenter, on Metcalf Avenue, to Target, on West 151st Street, South Overland Park residents have easy access to plenty of nationally known retailers. For dining out, Chicken N Pickle, on West 13th Street, is where patrons can feast on chicken or ribs and then burn off the calories on their pickleball courts. The gourmet burgers and steaks at Red Door Woodfired Grill, on West 159th Street, make it a carnivore’s paradise. For outdoor fun, residents can head to Regency Lake Park on Lamar Avenue. At the 13-acre park, locals can walk their dogs along the paved trail that loops the lake, fish from the pier, feed the ducks or just relax and take in the sunset. Brittany Park, on West 154th Terrace, hosts a half-mile paved hiking and biking trail, sand volleyball courts and a traditional playground. Other popular pastimes include catching dinner and the latest flick at AMC Dine-In Prairiefire 17 on West 136th Terrace or visiting the Museum at Prairiefire on West 135th Street. The natural history museum offers a slew of interactive activities allowing patrons to dig for dinosaur bones and pet hissing cockroaches. And with an easy 25-mile trip north via US-69, entertainment on a larger scale awaits in Kansas City.

Arrowhead Trails attracts buyers looking for a smaller footprint near the coveted amenities of Overland Park. “Many of the reasons people choose to move to Overland Park correlate with the city’s awards and recognition,” says Meg Ralph, communications and media manager for the Overland Park city manager’s office. In 2023, lifestyle website Livability named the city the No. 2 best place to live in the Midwest. “Overland Park is consistently recognized as one of the happiest, healthiest and safest cities in which to live.” Due to its age and smaller housing stock, Arrowhead Trails offers a more affordable entry point into the highly rated schools, well-kept parks and shopping and dining spread of Overland Park. Events in downtown Overland Park are within 2 miles, and commuters appreciate the mere 10-mile drive to downtown Kansas City. “Overland Park offers recreational amenities for nearly every interest type,” Ralph says. “The City operates dozens of parks with various amenities, including fishing lakes, playgrounds, walking trails, athletic fields and more.” Residents of Arrowhead Trails have Antioch Park in their backyard, which can feel like several parks in one. Antioch Park is the most visited park in the city, and has foundational amenities like a playground and courts for basketball and tennis. However, many people seek out the park’s more unusual features, such as the two fishing ponds and the play village modeled like a Wild West town. Milburn Country Club borders the neighborhood, though interested members should expect a waitlist. The golf course ranks in the top 10 Kansas courses, according to Golf Digest. Arrowhead Trails has a plethora of retailers and restaurants within a 2-mile radius. Casual eateries and grocery stores sit just northeast of the neighborhood, including Target, Hy-Vee and Natural Grocers. Big box stores such as Ikea and Home Depot join sit-down chains and a Cinemark movie theatre at Merriam Town Center 2 miles northwest. Smoketown BBQ is one of the closest restaurants to homes in Arrowhead Trails, where regulars recommend the burnt ends and many sandwiches come with a logo burnt into the bun. Across the street, Joo-Ang Oriental Groceries sells kimbap on Saturdays. For evenings out, nearby Johnson Drive is lined with popular sports bars such as The Bar Mission and The Peanut. Historic downtown Overland Park is 2 miles south of the neighborhood and hosts specialty shops, cafes and community events. For more than 40 years, the Overland Park Farmers’ Market has welcomed crowds to shop locally produced goods between May and November. Thompson Park nearby is also home to summer festivities, including the annual Concert in the Park series. Residents lay down blankets on the grass and set up lawn chairs to enjoy a variety of genres under the stars. Children here begin at East Antioch Elementary, which has a B-rating from Niche. Hocker Grove Middle and Shawnee Mission North High School both earn a B-plus. High schoolers in the Shawnee Mission School District can participate in specialized academic programs in subjects such as animation, engineering and medicine. Students in the public safety program engage with a real ambulance and firetruck owned by the district. The neighborhood’s position near the historic core of Overland Park means that houses are on the smaller side, typically with two or three bedrooms. Buyers will find a preponderance of ranch-style homes, split-levels and minimal traditional builds dating back to the 1930s through the 1950s. Some break the mold parallel to Milburn Country Club, where ranch homes are interrupted by Colonial Revivals and Craftsman bungalows. Many homes come with small garages used for storage, and residents park their cars on paved driveways sometimes cast in the shade of a mature oak. Prices typically range between $200,000 and $350,000, though inventory is limited. Proximity to Interstates 35 and 635 is a neighborhood perk, accessible via U.S. Route 69. Downtown Kansas City is 10 miles away. Most people here drive, though bus routes are available to Kansas City or other parts of Overland Park. The closest stops are on Metcalf Avenue and Shawnee Mission Parkway. According to Risk Factor, a pocket of homes between 65th Street and 65th Terrace may have a heightened risk of flooding when storms visit the area.
