Live Oak Reserve is the largest planned community on Oviedo’s east side, and along with smaller communities like The Sanctuary and Hideaway Cove, draws newcomers to this nature-filled part of Seminole County. “It’s beautiful. It’s close to a lot of state protected land and rivers so there’s a lot of fishing and canoeing. I’m an avid mountain biker and there are a lot of great trails. And the schools are great; that’s another big draw,” says Greg Buckley, a Realtor with LoKation who sells throughout the greater Orlando area.

A mix of community options offer New Traditional homes
Most of the community is composed of the Live Oak Reserve neighborhood, which contains hundreds of houses spread across 16 villages. It offers wooded scenery on the west side and lake views on the east. Additional communities include River Oaks Reserve and The Sanctuary, which are close to shopping and dining and Hideaway Cove, which is close to the local Seminole State College campus. Some of the communities are gated, and all feature resort-style amenities and New Traditional-style homes built in the 1990s and 2000s. Three- and four-bedroom houses typically range from around $360,000 to around $760,000. Five-bedroom houses range from about $800,000 to almost $1.1 million. Three and four-bedroom townhouses are in the gated River Oaks community, but don’t go on the market often. When they do, they range from around $450,000 to $475,000. Regarding crime, the Live Oak Reserve area scores 1 out of 10 on the CAP Index, three points lower than the national average.

Kids attend A-rated Seminole County Public Schools
Some of the schools zoned to the area are A-rated Walker Elementary, A-minus-rated Lawton Chiles Middle and A-rated Hagerty High. Hagerty High offers many clubs and organizations to join, including a culinary club, a women in STEM club, and an American Sign Language club. All three schools are within Seminole County Public Schools, which has an A rating and offers School Choice. Nearby private schools include Starchild Academy, which serves prekindergarten and elementary school students, and Double R Private School, which serves elementary and middle school students. The Lee campus of Seminole State College is on the community’s west side and offers bachelor’s degrees and certificates.

Community amenities, nature trails and Center Lake Park nearby
Residents enjoy resort-style pools, fitness centers and community rooms in their community clubhouses. The Econ Project Corridor is a forest trail that’s popular for hiking and dog walking, but visitors keep a mindful watch for the alligators that occasionally swim by in the river. For more hiking, the Econ River Wilderness Area spans more than 200 acres and has two looped trails suited for hiking and horseback riding. Golfers tee off at the Twin Rivers Golf Club, a public 18-hole championship course designed by Oviedo native Joe Lee. Center Lake Park is a few miles west of Lockwood Boulevard and a popular recreation and entertainment destination for all Oviedo residents. “The park has movie nights and food trucks and there are a lot of nice restaurants nearby,” Buckley says. Center Lake Park also features a playground, splashpad and dog park.

Residents run errands and grab meals close to home
Most shopping and dining are in a large retail center at Seminole County Road 419 and Lockwood Boulevard. Residents pick up groceries at Publix and Winn-Dixie, do their banking, and dine out at Beef O’ Brady’s, a local sports bar that serves dishes like Philly cheese steak subs and fish and chips. Close to downtown Oviedo, Orlando and MCO
Due to the lack of regularly scheduled public transportation options in the area, residents get around by car. Seminole County Road 416 connects to downtown Oviedo. Downtown Orlando and the Orlando International Airport are less than 30 miles away.
Weather considerations
Summer temperatures are in the 80s and 90s and winter temperatures are usually in the 70s. Hurricanes are possible throughout Oviedo. The city’s website has tips for residents to stay prepared during “hurricane season” from June to November.
