Like many cities on Orlando's outskirts, Oviedo started as a farmland. The Duda Sod farm owned most of it until it started selling it off acre by acre. The farm, now much smaller, still operates on the city’s west side, and the rest of the land has developed into a bustling Seminole County community of about 40,000 residents. Oviedo is largely suburban, with many shopping centers, parks and events, but it hasn’t lost its rural charm in several of the neighborhoods, where homes sit on large lots surrounded by trees and quiet streets. “It’s got a great community atmosphere,” says Laura Johnston, a Realtor with RE/MAX Downtown who sells throughout the Orlando area and an Oviedo resident since 1992. “It’s a great place to raise children. The parks and recreation department has a lot of sports and activities for kids. The schools are good, and the layout of the city makes it easy to get around.”

Median home price is similar to Alafaya, Wedgefield
Most single-family homes in Oviedo are New Traditional-style built in the 1980s and 1990s, as well as midcentury-era ranch-style houses. They sit on grassy lawns along suburban residential streets. Newer builds from the 2000s are found in master-planned communities like Live Oak Reserve , which offers private amenities like community pools and fitness centers. Million-dollar estates are a common sight along the city’s many small lakes. The median price for single-family homes is about $550,000, similar to those in neighboring cities like Alafaya and Wedgefield. Oviedo’s townhouse collection is extensive, with units in tidy complexes throughout the city. In the Oviedo on the Park area, residents can purchase units that are walkable to shops, restaurants and Center Lake Park. The median price for townhouses is about $455,000.

A-rated schools in and around the city
Seminole County Public Schools (SCPS) serves the city. Niche rates the district an A and the best in the state. SCPS is the 13th-largest district in the state, serving more than 63,000 students. While there are no private schools in the city, there are two very close by: St. Luke’s Lutheran School and The Master’s Academy, both rated A by Niche. The University of Central Florida is about 5 miles from the city and is a popular secondary education option. The public research school has an A rating on Niche.

Central Lake Park is a popular gathering spot, New Smyrna Beach is deceptively close
Oviedo is full of parks, from small green spaces with a few basic amenities to sprawling facilities where residents meet regularly and enjoy activities. Central Lake Park is the latter, a huge park near the city’s center with an amphitheater, a walking path surrounding the eponymous Central Lake, a dog park and a playground. The popular Florida Trail and Cross Seminole Trail have access points in Oviedo, where locals hike in a rustic setting. The Gym and Aquatic Facility boasts a range of indoor amenities, including a rock-climbing wall, an Olympic swimming pool, a splash zone and a fitness room. Golfers head to Twin Rivers Golf Club for its challenging greens. An unexpected perk for many is Oviedo’s proximity to New Smyrna Beach and Cocoa Beach, about 42 and 55 miles away, respectively. “You can take all back roads to New Smyrna,” Johnston says. “It’s where everyone goes on the weekends.”

Shopping at Oviedo Mall and along major thoroughfares
Oviedo Mall is less visited than in the past, but a crop of new retailers and restaurants are hoping to reignite interest in the indoor shopping center. Regal Cinemas is located in the mall and is a popular spot to catch the latest blockbuster. Grocery stores and other national retailers are near major thoroughfares like Central Avenue and Mitchell Hammock Road. The city’s hospital is Oviedo Medical Center located near State Route 417.

Residents gather for Taste of Oviedo, UCF Knights games are nearby
Center Lake Park hosts numerous events throughout the year, always bustling with activity. Monthly activities include Food Trucks at the Park and Movie Night in the Park; annual events include the Taste of Oviedo in March and the Egg-ceptional Family Festival in April. Just outside of the city, Addition Arena on the UCF campus offers college basketball and comedy shows. College football fans gather at FBC Mortgage Stadium to cheer on the UCF Knights each fall.

Route 417 makes it easy to commute to Orlando
“We’re right by Route 417, the toll road, so it’s easy to get to downtown Orlando. That’s why the home values are high here—a lot of people don’t want to be anywhere near I-4,” Johnston says. State Route 417 connects Sanford to the north and State Road 408 to the south, connecting to the rest of the metro area. Orlando Sanford International Airport is about 8 miles away, and Orlando International Airport is about 25 miles away.
Oviedo’s crime is down, hurricanes are possible
The Oviedo Police Department reported a 39% decrease in major crimes like homicides, burglaries, larceny and motor vehicle theft from 2023 to 2024. There was also a 43% decrease in drug offenses and simple assaults from 2023 to 2024.
Oviedo can be susceptible to hurricanes, with high wind damage and flooding being the most common aftereffects. Hurricane Ian in 2022 and Hurricane Milton in 2024 caused major flooding and high winds that downed trees and power lines. The city provides information on its website to keep residents updated on storms as they develop and provide important information to stay safe.

Family-friendly, safe and affordable are how locals think of Live Oak Reserve, a master-planned community located in Oviedo, about 20 miles outside of Orlando. While there are similar planned communities closer to Orlando in terms of look and feel, Live Oak Reserve stands out as an option where residents get more bang for their buck. “You get this really great community for the value,” says David Zambrano, a Realtor with Mainsail Real Estate who sells throughout Central Florida. “If you go south to Lake Nona or Avalon Park, it’s similar, but more expensive.”<br><br>Live Oak Reserve contains more than 900 houses spread across 16 villages. It offers wooded scenery on the west side and lake views on the east. “It’s not one of those neighborhoods where you close your garage door and never see your neighbors,” says Barrett Spray, team lead and agent with The Barrett Spray Team, who has been selling in the area for over 25 years. “People are constantly out. There are neighborhood events that bring people together; you see people walking their dogs or playing with their kids.” The homes are mostly contemporary builds from the 1990s and early 2000s, with neutral facades, low-pitched roofs and big front windows. Short driveways lead to two-car garages, and front lawns are neatly landscaped. Sidewalks line the quiet streets, and mature trees are abundant, dotting roadways and residents’ front yards. Smaller three-bedroom homes start around $350,000 and increase to a little over a million dollars for houses featuring five or six bedrooms and lots of land. Regarding crime, Live Oak Reserve has a low rate, scoring a 1 out of 10 on the CAP Index, three points lower than the national average.<br><br>Recreational opportunities surround Live Oak Reserve. Residents enjoy private amenities like a resort-style pool with cabanas, a fitness center, and a community room. At the Live Oak Reserve Sports Park, locals play ball on the basketball courts and challenge each other on the tennis courts. Live Oak Field offers baseball and soccer fields. For some residents, The Econ Project Corridor is in their backyard. This forest trail is popular for hiking and dog walking, but visitors keep a mindful watch for the alligators that occasionally swim by in the river. For more hiking, there is the Econ River Wilderness Area, which spans more than 200 acres and has two looped trails suited for hiking and horseback riding. Golf enthusiasts tee off at the nearby Twin Rivers Golf Club, a public 18-hole championship course designed by Oviedo native Joe Lee.<br><br>Children can start school at Partin Elementary, which has an A rating on Niche. From there, they head to Lawton Chiles Middle School and Hagerty High School, which have an A-minus and A on Niche, respectively. Hagerty High serves about 2,400 students and has a student-teacher ratio of 26-to-1. It offers many clubs and organizations to join, including Digital Art Club, the Model U.N., and Skateboard Club. Two private schools serve the area: Double R Private School, which serves elementary and middle school students, and Starchild Academy, which serves prekindergarten and elementary school students.<br><br>Locals stop by Martin’s Coffee & Ice Cream, a family-owned spot off County Road 419, for a quick bite, treat or caffeine fix. Another favorite eatery is Bernie’s Gourmet To-Go, known for its casual vibes and chicken salad bar. The local kickback spot is Beef O’ Brady’s, a sports bar that serves everything from Philly cheese steak subs to fish and chips. Publix and Winn-Dixie are located just outside the neighborhood, in shopping plazas that also offer 7-11, banks and gas stations.<br><br>Downtown Orlando and the Orlando International Airport are less than 30 miles away, and Canaveral National Seashore is less than 40 miles away. All are reachable via major roadways just outside the community.
