Suburb on the cusp of Port Hueneme and Oxnard

Situated at the southern end of Oxnard and tucked between two arterial roads, the array of homes in Cypress range from condo complexes to gated communities. While the housing here shares little in style, what they do share is convenience; the neighborhood is just a few minutes from the heart of the city and a few minutes from the shore, close enough to feel the breeze. “Port Hueneme Beach is more of a local’s beach. It’s nice and quiet, definitely not as busy as some other beaches in the greater Los Angeles area,” says Jennifer Lindsey, a Realtor with Pinnacle Estate Properties who has sold homes across Oxnard. “Cypress is close to the naval base and there’s parks nearby. Oxnard already has anything you could need, but it’s also right along the 101 Freeway and the Pacific Coast Highway, so it’s easy to travel.”

From condos to gated Westwind single-family homes

Cypress is mainly comprised of condos, townhouses and apartments. Single-family homes range from colorful ranch-style houses tucked off of busy streets to large, Spanish-style homes packed together in neat rows in planned subdivisions. A two-bedroom condo sells at $385,000 on average, while a two-bedroom townhouse can fetch a slightly higher price of $420,000. Westwind, a sought-after gated community, offers stylish, two-story houses with tiled roofs, stucco walls and accents such as rustic wood shutters. With petite lawns lined by trees and community amenities like a pool and spa, these homes start at a premium of $600,000. The median single-family home price across the neighborhood, however, is a slightly-less-pricey $460,000.

Marine science education at Channel Islands High

Kids in Cypress can attend Ocean View School District K-8 schools such as Tierra Vista Elementary and Ocean View Junior High, which both score a C-minus from Niche. Upper-level students in grades 9-12 then feed into Oxnard Union High School District, zoned to Channel Islands High. The high school earns a B-minus grade and has a marine science academy which allows students to utilize hands-on resources such as the marine center at Channel Islands Harbor.

Residents might be able to smell the ocean breeze wafting inland from their front porch, since Cypress is only 2 miles from Port Hueneme Beach Park. With palm trees lining the dunes and sand stretching as far as the eye can see, this beach is less crowded than most other ones in Oxnard, giving visitors the place to spread out or go for walks along the shore. It has a pier for fishing, but for those who prefer their halibut already fried, Surfside Seafood serves fish and chips on an outdoor patio where diners can enjoy the balmy air.

Heading north up Saviers Road, residents of Cypress are just 2 miles away from shopping at Centerpoint Mall, which has a Walmart Supercenter and a Superior Grocers grocery store. On Sunday mornings, folks head to the Best Breakfast for comfort food like chilaquiles and hash browns in a laidback diner with classic counter seating. More shopping and dining can be found further north at the Collection at RiverPark, about a 20-minute drive away. The mall is a destination for name-brand specialty shops and upscale dining like Texas de Brazil, plus it has a Cinemark Century movie theater to catch the latest blockbusters.

Get around easily or take the scenic route along the PCH

With an entrance to US Route 101 to the north, residents can get around Oxnard easily, or make the trip to Ventura to the north or to Los Angeles to the south. Or, they can take the scenic route along the Pacific Coast Highway, which hugs rocky cliffsides above sparkling blue waters. Gold Coast Transit buses stop along Pleasant Valley Road, so locals can hop on and catch a ride to Oxnard College or Esplanade Shopping Center. Metrolink rail transportation is available approximately 13 minutes or 4 miles to the north at Oxnard Station, which can take riders to Hollywood Burbank Airport. Residents are also within a couple of miles of the naval base.

Garden City Acres Park is within walking distance

Most homes in Cypress are just a short walk from Garden City Acres Park. The park has a paved jogging path winding through wide-open grassy spaces, centered around a playground with slides, swings and monkey bars with nearby benches for parents to sit and watch beneath the palm trees.
