Downtown Oxnard satisfies residents’ taste for food and taste for culture alike, a rich culinary scene and numerous cultural institutions within walking distance of residents’ historic homes, condos and townhouses. “It's a great location if you want to enjoy the city,” says local Realtor Jason Walters of eXp Realty, who has been selling homes for 14 years. “There's lots of good food nearby, tons of shops, and the movie theatre is right there. Plus, you've got Plaza Park, which has tons of events.” American Craftsman bungalows sell for between $650,000 and $900,000 while the price range for condos and townhouses is closer to $300,000 to $570,000.

A belly full of restaurants
Downtown Oxnard boasts an exceptional number of restaurants and stores, and many of the city’s best restaurants, like La Gloria and Carnitas El Rey, can be found along Oxnard Boulevard. “You can have a taco crawl there, trying out all the really good Mexican food,” says Xavier Flores, a Realtor with Keller Williams who has been selling homes in Ventura County for almost 20 years. For Mexican food with a tropical, seaside spin, locals can sip micheladas and dine on shrimp ceviche at Cabo Seafood Grill and Cantina. And Latin American breakfasts and desserts can be enjoyed at Xielo Artisan Desserts. Residents can also enjoy American fare at Buddy Burgers, and Asian fusion at Saku Asian Kitchen. It’s easy to shop downtown too, with Vallarta offering grocery staples along with Latin American specialty foods. Locals can pick up imported Asian goods at Asahi Market. Further west down West Fifth street, residents will find a Vons grocery store and an Aldi. For locals looking for fresh air and produce accompanied by live music, a farmers market takes place at Plaza Park every Thursday morning.

Living in Downtown Oxnard
“They don’t make houses like they used to,” Flores says, referring to Downtown Oxnard’s established residences, “with nice sized lots and old time Craftsman character where they have a front porch and front lawn.” Some of Downtown Oxnard’s American Craftsman date back to the first half of the 20th century, though many more can be found in neighboring Wilson. On occasion, Four Square houses with wraparound porches and Spanish Mission homes enter the market as well. Prices range between $650,000 and $900,000, though homebuyers should be aware Downtown Oxnard has a limited selection of homes, with few transactions taking place each year. Homebuyers might also opt to live in condos, townhouses or apartments. Prices range from the low $300,000s for a one-bedroom, one-bath to $570,000 for a three-bedroom.

Oxnard’s bustling with events
The Oxnard Salsa Festival takes place at the end of July at Plaza Park. “They have people performing, and they do demonstrations on how to salsa dance,” Flores says. “They also have a salsa dance competition with local leaders, kind of like a local ‘Dancing with the Stars’ thing.” Flores also highlights the First Thursdays Food Trucks & Spring Art Crawl and the Monday night foreign film series organized by the Oxnard Film Society.

Urban parks, sandy beaches and a movie theater
Plaza Park is the community green space, which hosts a farmers market each Thursday. A popular movie theater, Plaza Stadium Cinemas 14, is just next door. Down South B Street, residents will find Heritage Square, a nook filled with ornate Victorian homes and ideal for relaxing strolls. To the southwest, residents will find Silver Strand Beach, a free public beach, and Surfers Point, a great surfing and wind sports park, is further up the coast.

Getting around Ventura County
The Oxnard Amtrak station is near the heart of downtown. “A majority of riders are probably commuting to LA,” Flores says. “But the train also drops you off right next to Burbank Airport and close to Northridge University too.” But Flores notes the train isn’t just for work or school. “If you want to spend the day in Santa Barbara, you can take the train, and it’ll take you right next to the Funk Zone,” he says. For locals staying in town, the proximity of shops and restaurants makes getting around hardly a problem. “If you live in downtown Oxnard, you’d be able to walk to restaurants, coffee shops and bus stops very easily,” Flores says. “You could also take the bus to the beach if you needed to.”

Oxnard schools
Kids can attend Driffill Elementary from kindergarten to 8th grade, after which they can move up to Pacifica High. Driffill Elementary receives a C-minus from Niche while Pacifica High is B-rated. Courses offered at Pacific High include 3D sculpture, film analysis and mariachi.
