Situated on the far western edge of the Oxnard city limits, the Lemonwood Eastmont neighborhood abuts a massive swath of cultivated farmland, which harkens back to the days when the area was a vast lemon grove. Today, Lemonwood Eastmont is a bustling neighborhood less than 2 miles from downtown Oxnard and bordered on its eastern edge by US 1, the famed Pacific Coast Highway, so residents have convenient highway access to virtually anywhere in the state or beyond. Channel Islands Boulevard marks the neighborhood’s southern boundary, making for an easy trip to the nearby U.S. Naval Construction Battalion Center for those who work on the base. “The location is what draws people to the neighborhood,” says Realtor Elizabeth Cuico, who has been representing Oxnard-area real estate transactions for nearly two decades. “If you work at the Naval Base, it’s right there. And it’s easy to get to the highway or the beach.” In fact, the Naval base is less than 4 miles away from the neighborhood and the Oxnard State Beach Park is 6 miles distant. And that convenience comes with a neighborhood featuring a wide array of housing options, all at a lower price point than what buyers would expect to pay in other neighborhoods in the area.

Shop at the Centerpoint Mall
When it’s time for those in the neighborhood to stock up on groceries, they typically head to El Super, which is less than 2 miles west on Saviers Road. For home necessities and other shopping, Walmart is a little further west on Saviers Road, about 2 miles from the neighborhood in Centerpoint Mall. In that same area, shoppers can visit retailers that include WSS Shoes, Amigos Fashions, Hacienda Western Wear and others. And when dining out is on the menu, locals line up at Gordo’s Hot Chicken food truck for burgers, fried chicken and other takeout staples.

Lemonwood earns a C-minus rating from Niche and Channel Islands High School earns a B-minus.
