Lower prices near the beach and Port Hueneme
As the name suggests, Pleasant Valley Village is a small neighborhood in South Oxnard with a few quiet residential blocks. With a median price of $635,000, it may come as a surprise that Oxnard's beachfront is only 2 miles south, though the neighborhood's tall palms might give it away. "The low prices definitely stand out, but the real reason people come here is because it's so close to Port Hueneme and Point Mugu," says Lorenzo Castillo, broker with Exit Castillo Realty, who's been working in Ventura County since 2008. Port Hueneme is home to a few of the area's largest employers, including a naval base and deep-sea shipping port, and it's just a mile west of the neighborhood. Point Mugu Naval Air Station is another military hub 6 miles down the coast. The neighborhood maintains a laid-back, beachy vibe even with the nearby industry. Its small stature makes it easy to walk to nearby restaurants or Hueneme High School, which sits in the heart of the community.
Small ranch-style and midcentury homes
Wide streets and decent-sized lawns give more breathing room than most communities in South Oxnard. Lawns are decorated with tall palms, laurels and citrus trees rustling in the breeze, reminding residents that the beach is just down the road. "People assume that the homes here aren't going to be that nice because they're older and the prices are lower, but there are lots of solid options," says Castillo. Midcentury ranch-style homes are prominent in the neighborhood. Smaller two-bedrooms start around $565,000, and larger four-bedrooms can range up to $800,000. Midcentury split-level homes can also be found in the $700,000 to $800,000 range.
Two miles from Port Hueneme Beach
The beach is a significant part of life in the neighborhood, serving as the main source of activity for many locals. Port Hueneme Beach, 2 miles south, is the closest oceanfront hangout. The Beach has lots of sandy space for sunbathing and picnicking by the waves. Port Hueneme Pier at the Beach is a popular fishing spot. Port Hueneme Beach is convenient for surfing, but Silver Strand Beach is known for having the best breaks in the city. Silver Strand is next to Port Hueneme Beach, but it's just over a 5-mile drive because folks must drive around the Port. Pleasant Valley Park is where residents go for outdoor fun if they don't feel like going to the beach, and it's just a few blocks west of many homes. The Park has a playground for kids to climb and tennis and basketball courts for friendly competition.
Hueneme High in the community's heart
The neighborhood is a part of the Hueneme Elementary School District, which is graded an overall D-plus by Niche. Kids may be zoned for different elementary schools based on their location. Kids in the neighborhood's northwest corner between Van Ness Avenue and F Street begin at Parkview Elementary, graded a C-minus. The south and west sides of the neighborhood may start at Hathaway Elementary, also graded a C-minus. All students continue at Green Junior High, rated a C-minus. Students finish at Hueneme High, which is rated a B-minus and sits in the heart of the neighborhood, walkable from most homes. Hueneme is a part of the B-plus-rated Oxnard Union High School District. Hueneme High's College and Career Center helps students navigate their professional future with career guidance and work-based learning. The Center can also connect future college students with counselors from nearby Oxnard College to discuss majors and enrollment.
Mexican fare around the neighborhood
Pleasant Valley Shopping Center, in the neighborhood's southeast corner, is where locals grab a convenient bite to eat. Nancy's #2 serves up authentic Mexican cuisine and highlights the city's fresh seafood in their ceviche and fried fish dishes. Terry's Donuts, across the plaza, is where folks go for a quick morning treat. Tresierras Supermarket offers convenient groceries, and Walmart is a mile north on Saviers Road. The Collection at Riverpark is the city's largest retail center, 6 miles north. Sam's Club and Costco are also about 6 miles north for big-box shopping trips.
Farmers markets downtown or on the beach
Pleasant Valley Village may be near the beach, but Oxnard's farmland is just a few miles away. The city's best produce is for sale at multiple farmers markets, including the Downtown Oxnard Farmers Market. The Market is held every Thursday, 3 miles north of the neighborhood in Plaza Park. The other popular market is the Channel Islands Harbor Farmers Market, held every Sunday. This market is located on Channel Islands Harbor, with killer views of the Harbor to the east and the Pacific Ocean to the west.
One mile from Port Hueneme
Port Hueneme is one of the area's largest employment hubs, only a mile west of the neighborhood. This short distance allows residents to comfortably walk or drive to work. The bus is another option for getting to Port Hueneme. Point Mugu is another major military hub 6 miles down the coast. Route 101 is 5 miles north for longer commutes, such as a 62-mile drive to downtown Los Angeles. The Oxnard Transit Center, 3 miles north, offers a 2-hour train to downtown LA for those looking to avoid the drive.
St. Augustine Priory in the neighborhood
The St. Augustine Priory and Mary Star of the Sea Catholic Church are notable features in the neighborhood's south end. The Priory specifically borders a few homes. This large complex of Mediterranean-style buildings is a Catholic monastery for friars and nuns.
