Oxnard suburb with walkable schools and parks
Rose Park offers suburban living on the north side of Oxnard with walkability to schools and parks. “Most of North Oxnard is newer developments, but Rose Park is older and has homes from around the 1960s,” says Lorenzo Castillo, a broker with Exit Castillo Realty who’s lived in Oxnard since the 1970s. Despite being older, the neighborhood still offers the same North Oxnard convenience. It sits 2 miles between dining in Downtown Oxnard and large shopping centers off Route 101. Proximity to the freeway gives commuters an easier drive, though many residents work at businesses bordering the neighborhood’s east side or 6 miles away at Port Hueneme. In their free time, folks enjoy suburban amenities like community parks, and the beach is only 7 miles away.
Midcentury ranch-style homes
The neighborhood has a block arrangement with sidewalks that allow residents to easily walk the community, and many kids can walk to school. The blocks are lined with rows of 1960s ranch-style homes and other midcentury designs, “These homes are older and have less yard space than the newer suburbs, but that means you might not have to spend as much,” says Castillo. Smaller options like two-to-three-bedroom ranch-style homes start at $480,000 and range to $630,000. Larger four-to-five-bedroom ranch-styles with more yard space can cost $640,00 to just over $700,000. Although ranch-style homes take up most of the neighborhood, a few two-story midcentury homes can be found for about $770,000.
Walk to Rose Avenue Elementary
The neighborhood is a part of the Oxnard School District, which is rated a C-minus overall by Niche. Kids can walk to Rose Avenue Elementary, graded a C-minus. They continue at the Robert J. Frank Academy of Marine Science and Engineering, also graded a C-minus. The neighborhood is part of the Oxnard Union High School District, which is graded a B-plus overall. Neighborhood high schoolers attend Del Sol High, which opened in August 2023.
Play at two neighborhood parks or Oxnard Beach
The neighborhood has two parks within a short walk of most homes. Rose Park shares a space with Rose Avenue Elementary on the neighborhood’s south side. Kids climb on the playground after school, and there’s ample green space to play. Thompson Park, on the north side, offers more recreation. Residents can stroll on the park’s walking path or play pickup games on the basketball courts. It also has a playground and picnic areas. Of course, the beach is never far in Oxnard. Oxnard Beach, 7 miles away, is the city’s most popular oceanfront spot. With its wide sandy beaches and oceanfront parks, it's easy to find something to do.
Dining and shopping 2 miles away
Downtown Oxnard’s array of authentic Mexican eateries is just 2 miles from the neighborhood. La Gloria is a popular lunch spot, and Carnitas El Rey is known for their fresh-fried carnitas. Both are on the east side of downtown, closer to the neighborhood. Essential shopping can be found at the Rose Shopping Center, just over a mile north — Walmart and Vons cover basic goods and groceries. The Rose also has a Sam’s Club for big-box shopping, and Costco is less than a mile north. The Collection at Riverpark offers lots of retail shopping 4 miles from the neighborhood. The Collection is the city’s largest shopping center, and has plenty of trendy brands and larger retailers like Target.
Downtown Oxnard Farmers Market
Rose Park has a quiet suburban atmosphere, so folks often head to Plaza Park downtown for events, like the Downtown Oxnard Farmers Market, open every Thursday. The park is also the site of the First Thursdays Food Trucks event, which brings together a collection of Ventura County’s food trucks on the first Thursday of every month.
Commute on Route 101 or the Pacific Coast Highway
Some residents work in the commercial space on the neighborhood’s east side, but many take advantage of the proximity to the freeway for their morning commute. Route 101 is 2 miles north of Rose Park; this can take commuters south to Thousand Oaks, 21 miles away, and downtown Los Angeles, about 60 miles away. The drive to LA can take hours with heavy traffic near the city, so some might opt to take a 2-hour train to LA from the Oxnard Transit Center downtown. Port Hueneme is another prominent employer in Oxnard, 6 miles away. The Pacific Coast Highway is only a mile east, providing a less than 8-mile drive south to Point Mugu Naval Air Station.
