Pagosa Springs is an epicenter for outdoor recreation in southern Colorado, with all the makings of a nature-oriented escape. Characterized by its Rocky Mountain terrain and the pristine San Juan River, this isolated community is an alpine paradise, surrounded by national forests, waterfalls and the world's deepest geothermal hot spring. "My favorite part of living here is all the available outdoor recreation, but we're also a great small town," says Lauren Fredrickson, an area local and Realtor at Galles Properties. "We're somewhat remote, but I absolutely love it here. This is my forever home."

Cabins on quarter-acre lots with scenic views

Spacious subdivisions offer nature-inspired layouts with scenic views of the rugged San Juan Mountain range. Pagosa Springs features architecture like Craftsman, contemporary and cabin-style homes, often including wooden exteriors and tin roofs. Many houses sit on quarter-acre lots, with property sizes increasing on the outskirts of downtown. Townhouses and condos are also available. The median home sale price is about $630,000, slightly higher than the U.S. median of $415,000. "We're more affordable than other mountain towns in Colorado, and it's small-town living," Fredrickson says. Closer to the downtown area, houses are more likely to experience flood damage due to the San Juan River. Wildfires are also a significant risk to residential properties and local vegetation. Residential areas located along U.S. Highway 160 may experience higher levels of traffic noise.

Hot springs, waterfalls and ski resorts

Pagosa Springs' claim to fame is the Springs Resort, with soaking pools and cold plunges fed by the world's deepest geothermal hot spring, more than 1,000 feet deep. About 20 miles south, Chimney Rock National Monument is an archaeological site with landscape vistas and 200 structural ruins of ancient Pueblo Indian settlements. The San Juan National Forest offers hiking and mountain biking trails through desert and alpine forests. One trail leads to Treasure Falls, a cascading 100-foot waterfall connected to a 1700s treasure hunt. During the winter, the Wolf Creek Ski Area is a popular family owned resort, which offers 77 ski trails and over 1,600 acres of varying terrain. The San Juan River flows through the center of this community, providing easy stand-up paddleboard and kayak access. "The San Juan River is a personal favorite," Fredrickson says. "In the summer, we get a lot of tourism because fishing is a big attraction." One section of the river is designated as Gold Medal waters, meaning it has an exceptionally healthy trout population.

Vibrant festivals like Colorfest

Colorfest is a weekend-long festival in September that celebrates the fall season with colorful hot air balloons taking flight in Yamaguchi Park. It also includes a wine and food fair, a color run and live music. Another event is Pints, Pools and Paddles, a spring celebration in May, with riverside recreation and craft beer at the Springs Resort. The Rocky Mountain Wildlife Park is a zoo with animals such as grizzly bears and mountain lions. It also has horseback riding tours during the summer.

Tex-Mex restaurants and breakfast diners

Downtown Pagosa Springs offers a variety of culinary options and restaurants, including breweries, breakfast diners and barbecue places. The Rose is a flower-themed cafe serving breakfast burritos and omelets. Kip's Grill serves tacos and Tex-Mex dishes in a well-established pub with vintage décor and an open-air patio. "Our downtown is all little boutiques and family owned restaurants," Fredrickson says. "There are a lot of good Mexican restaurants, and we even have a bakery with gluten-free, non-fried doughnuts." Natural Grocers is a supermarket near downtown, while Walmart Supercenter is about 4 miles east.

STEM and programs at Pagosa Springs schools

Pagosa Springs Elementary School earns a B-minus grade from Niche and an early STEM course, with engineering design and computer coding principles. Pagosa Springs Middle School has a C-plus and offers "adventure learning," with a sixth-grade field trip to Great Sand Dune National Park. Pagosa Springs High School receives a B, with career pathways in business, building trades and computer science.

MET bus to Durango and a passenger airport

The Mountain Express Transit (MET) provides public transportation throughout the city and other Archuleta County towns. U.S. 160 heads to Durango, roughly 60 miles west. U.S. Highway 84 goes south to New Mexico. The area's only emergency room is at the Pagosa Springs Medical Center, approximately 5 miles west of downtown. The nearest passenger flights are at Durango-La Plata County Airport (DRO), about 55 miles west.
