"Our included features reflect this commitment, including concrete block construction on both the first and second-floor perimeter walls," she says. Coral Isles is one of the higher-end subdivisions with 3,000- to 6,000-square-foot homes ranging from $2 million to $3 million. The Blue Heron clubhouse features a resort-style swimming pool with fountains and cabanas, eight tennis courts, six pickleball courts, a splash pad for kids and a fitness center. A 13-acre clubhouse is set to open in 2025 with sauna and steam rooms, a sports complex and a full-service restaurant. About half of Avenir's acreage is pine flatwood, freshwater marsh, and prairie habitat with nature trails. "You'll see a lot of sandhill cranes, which are beautiful. They're such graceful birds," Plescia says. The birds are frequent visitors at the Sandhill Crane Golf Club, which features a newly renovated course, a restaurant and a driving range.Public school options and a new charter school in the works for Avenir
Kids can attend Palm Beach County schools, beginning with Pierce Hammock Elementary, which gets an A-minus from Niche, and Osceola Creek Middle School, which gets a B-plus. The B-rated Palm Beach Gardens Community High School features award-winning magnet programs for culinary arts, global business and entrepreneurship, medical sciences, television and film production and other subject areas. The new Somerset Academy Charter School, serving kindergarten through fifth-grade students, is slated to open in Avenir in August 2025.New town center and luxury shopping in Palm Beach Gardens
Avenir will get its own town center in the fall of 2025, with a Publix, Walgreens, salons, restaurants, and medical offices. One future option will be Kitchen, a local chain serving contemporary American dishes such as steak, seafood and salads. Seppe Pizza Bar will serve homemade pizza, pasta, small plates and cocktails. Avenir's future working farm will supply fresh ingredients to the shops, restaurants and residents. Even as the community becomes a commercial center, it's close to luxury shopping and cultural experiences such as the Breakers Hotel, CityPlace, the Gardens Mall and the Kravis Center for the Performing Arts. "If you had to pick a place inside Palm Beach County that's considered ideal, prestigious, and checks all the boxes for things you're looking for, that would be Palm Beach Gardens," Plescia says.Golf cart paths, walkways and expanded roadways
Many residents get around on golf carts thanks to dedicated cart paths and direct access to the nearby courses. Wide pathways also contribute to the culture of walking. "Every single day, coming and going to work, I see people making lifelong friends and walking through the neighborhood," Plescia says. Avenir is about 15 miles from downtown Palm Beach Gardens. The community entrance is on Northlake Boulevard, and Avenir funded a road expansion and improvements to help mitigate traffic. The community will also connect its central road, Coconut Boulevard, to the nearby Beeline Highway. The North Palm Beach County Airport is available to private aircraft.Hurricane precautions help prevent damage
A higher elevation and inland location helps to protect Avenir from hurricanes. It's equipped with other hurricane precautions, including underground powerlines and an advanced stormwater management system that moves excess rainfall out of the community to the nearby conservation area.
