Surrounded by the sprawling Santa Rosa and San Jacinto Mountains, Avondale is a central Palm Desert gated community with single-family homes, condos and townhomes centered on a lush golf course. “Many people have vacation homes here, and there are quite a few retirees that live here year-round, but it isn’t a retirement community. All ages are welcome,” says Mark Wise, Palm Desert resident and Realtor with Bennion Deville Homes. Entry gates are guarded 24/7 by security, and the community's CAP Index Crime Score is 2 out of 10, lower than the national average of 4. The area's mild desert climate means poolside evenings can be enjoyed into the winter months, and Avondale is within a few miles of upscale shopping on El Paseo Drive.
Homes with fairways at their front doors
Many of the community's single-family homes sit directly on the fairways, but some are strung around gentle hillsides lined with skinny palms. Most are 1980s and '90s new traditional homes with Spanish-style details like arched doorways and terracotta-roof tile, as well as backyard pools; layouts are typically 2,000 to 3,000 square feet with three or four bedrooms, and prices range from $750,000 to $850,000, depending on size. Custom-built estates with layouts of 4,000 to 8,000 square feet range from $1.2 million to $1.5 million. Set in small sections throughout the neighborhood, two- and three-bedroom condos and townhomes are generally grouped around communal pools and priced between $350,000 and $400,000. "Pricing goes up significantly in the winter, and inventory becomes more limited," says Jason McAfee, Broker at Reagan Real Estate. Homeowners association fees cost between $300 and $400 a month and include yard maintenance and internet service.

Private, member-owned Avondale Golf Course
The Avondale Golf Club is private and member-owned, with an 18-hole, par 72 golf course; emerald-green fairways lead through palm and eucalyptus groves in leafy contrast to the arid desert terrain. The course attracts both experienced and beginning golfers, and stays open most of the year, closing only briefly in October before reopening in November. For fresh air and a game of pickleball, neighbors can head to the dog-friendly Freedom Park, which fills up with kids' sports practices and games on evenings and weekends.

Avondale Golf Club offers three different dining options: the Main Dining Room, the Garden Dining Room and the Lookout Sports Bar. "People go out in golf carts to meet for dinner and drinks," McAfee notes. Each restaurant offers specials of the day, health-conscious options and buffet dining. Get around on El Dorado Drive
El Dorado Drive leads north to Interstate 10. Heading west on the 10, it's about 15 miles to Downtown Palm Springs, about 70 miles to Riverside, and about 120 miles to the ocean at Huntington Beach. The closest hospital to Avondale, Kaiser Permanente Palm Desert, is 2 miles north. The Palm Springs International Airport is about 13 miles northwest.
