Single-family homes with no HOA fees in central Palm Desert

Residential homes here are organized into clusters of well-plotted communities. Neatly trimmed lawns and tall palm trees quietly sit alongside single-story houses. Properties were mostly developed in the second half of the 20th century, and newer builds can be a rare find. Midcentury modern ranch-styles, with contemporary or Spanish influences, dominate the community landscape. Yard sizes vary slightly between several thousand square feet to a quarter acre, and most lots have enough space for backyard pools and a grill area. Often selling between $500,000 and $750,000, the area’s home prices are slightly lower than those in neighboring gated or country club communities. “The biggest draw is that homes here don’t have HOA fees and prices are more reasonable,” Nordquist says. Houses on larger lots often come with casitas, and these can fetch over $1 million.

El Paseo is a world-class shopping destination

The neighborhood is in the heart of El Paseo Shopping District, which is often referred to as the “Rodeo Drive of the Desert,” featuring premier designer boutiques, eclectic restaurants, galleries and wine bars. Surrounded by country clubs and golf courses, the community is home to a pocket park, Palma Village Park, which has basketball and volleyball courts. Considered the city’s recreation centerpiece, the 70-acre Civic Center Park is complete with baseball fields, sports courts, a rose garden, a dog park and a skate park. Palma Village Groves is bordered by California state Route 111, which is a north-south bound highway stretching from the Imperial Valley to the Coachella Valley. Interstate 10 is about 6 miles north, connecting to San Bernardino and Los Angeles, both of which are about 70 miles and 122 miles west, respectively. Bus stops line Route 111 and Palm Desert Drive, and services are provided by SunLine Transit Agency.
