Located off Interstate 10 and quietly tucked away on the north side of Palm Desert, University Neighborhood is a small community almost entirely composed of new developments and subdivisions. The area also offers homebuyers proximity to the highway, country clubs and two higher education institutes. “University Neighborhood is a brand new area with quite a bit of building going on, and it’s probably just about halfway done,” says Fatima Nordquist, a real estate professional at Power Brokers International with 20 years of experience. “The big plus is it’s very close to the freeway, and it is up the hill so most homes are outside the wind belt.”

At University Neighborhood, a mix of single-story and two-level homes sit close together on quiet streets. Architectural designs range from midcentury modern and contemporary to New Traditional with Mediterranean influence. Lots are moderate in size and average around 3,000 square feet, with just enough room for patios or a small garden. With relatively low monthly association fees, real estate prices are typically between $550,000 and $1 million, and properties that have five bedrooms or are over 3,000 square feet can reach $1.3 million. “Homes here have very small lots and are very close together,” Nordquist says. “It’s also why there are more two-story houses because there’s only so much space. These homes are more for the younger generations who don’t want to pay high HOA fees to live in country club communities.”

Palm Springs Unified School District serves area students

Rancho Mirage Elementary School gets a B-plus grade from Niche, and Nellie N. Coffman Middle School rates a C-plus. Offering a robust athletics program and career academies for visual arts, theater and automotive, Rancho Mirage High School has a B rating. Notably, the Palm Desert Campus of California State University, San Bernardino and the University of California, Riverside's Palm Desert Center are right by the area. CSUSB Palm Desert offers undergraduate and graduate programs, as well as continuing education courses for state residents over 60. Businesses, stores and restaurants along Cook Street and Monterey Avenue

The area has several shopping centers, and popular restaurants include JT’s Diner and Billy Q’s, both of which serve hearty American fare in a traditional setting. Walmart and Tower Market are both about a block west on Monterey Avenue. Public parks and recreational venues around University Neighborhood

Located at the heart of the neighborhood, University Park East has an open green field, which is perfect for children and pets to run around and play in. Several blocks east, Freedom Park has walking paths, playgrounds, baseball fields and sports facilities for basketball and volleyball. I-10 and Route 111 make for easy highway access

The community is almost directly bordered by Interstate 10 on its north side, and residents can take the freeway to access San Bernardino, which is about 65 miles west. California state Route 111 is south of the area, connecting people to other cities in the Coachella Valley. Palm Springs International Airport is approximately 11 miles west. Located along Bob Hope Drive and surrounded by several SunLine bus stops, Eisenhower Medical Center is a couple of blocks west of the neighborhood.

Community events and city-wide festivals in Palm Desert

For over 40 years, the College of the Desert has been organizing the city’s weekly farmers market and street fair events. Locals can shop for gourmet foods, home décor and fashion pieces while enjoying live music in an outdoor setting. Other celebrations include a fireworks show on Independence Day and the annual Palm Desert Food & Wine Festival, featuring luncheons and cooking demonstrations with celebrity chefs.
