Midtown Palm Springs is the center of this Coachella Valley city, a desert resort that's been popular since the 1930s. Palm Springs was home to stars like Marilyn Monroe and Frank Sinatra; later, Leonardo DiCaprio took his turn. Home to the Palm Springs Convention Center, Midtown lies between downtown to the west and the airport to the east.
East Amado Road goes through Midtown. The area south of Amado is more commercial, with the convention center, hotels and other businesses. North of Amado, there are residential streets, a post office and several houses of worship. The walkable streets with sidewalks are lined with palms and lead past gated communities, some separated from the street by walls or hedges. To the west, the San Jacinto Mountains are in view.
Some residents of Palm Springs build their lifestyle around leisure activities. Days may be spent basking by the pool, teeing up for a golf-course afternoon or hanging out at the spa or casino. "A lot of people like living in Palm Springs because of the vibe," says Peter Roa, a Realtor with Bennion Deville Homes, the Paul Kaplan Group, who specializes in Palm Springs area neighborhoods. Though it's great for a getaway, Roa says people who first visit as tourists often return as homebuyers.

Palm Springs specialty shops, vintage market
Some Midtown Palm Springs spots include V Wine Lounge & Martini Bar and Koffi Central Palm Springs, a café. Midtown is several blocks east of downtown, where Indian Canyon Drive and South Palm Canyon Drive run parallel, marking a dense commercial area full of shops, restaurants, hotels and more.
Shopping spots close to home include Mercado Plaza on South Palm Canyon Drive and, across the street, La Plaza. The area is well stocked with specialty shops, many locally owned and operated. Thick as Thieves, opened by a husband-and-wife team, offers curated handmade goods and oddities. GayMart USA has clothes, CDs and greeting cards. The Palm Springs Rock Shop is the place for anyone seeking crystals and stones. The Palm Springs Vintage Market on Baristo Road has more than 150 vendors and is open from October through May on the first Sunday of the month.
"Palm Springs has always had some pretty cool and hip businesses, but there are much more now," says artist Lisa Loving, a former Palms Spring desert dweller who frequently returns to visit. "With boutique bars and restaurants, it's quite a bustling scene." RetroRoom Lounge has Hollywood-style flair, drag shows and nightly karaoke. Small plates and cocktails are on the menu at 4 Saints restaurant, and Rooster and the Pig serves Vietnamese-American dishes. The outdoor patio at Koffi is a place to meet up with friends. This locally owned and operated café is in Kaptur Plaza, a 1970s modernist masterpiece that received the Preservation Design Award for Restoration from the California Preservation Foundation in 2019.
There are plenty of grocery store brands to choose from; Grocery Outlet is within a mile. Other options include On the Mark Palm Springs for gourmet selections and Nature Health Food & Café for bulk foods and organic products.

VillageFest every Thursday, Palm Springs Art Museum
"I think Palm Springs has changed dramatically, regarding both permanent residents and tourists," Loving says. "It used to be a dead place in the summer." Year-round gatherings include VillageFest, a pedestrian street fair held on Thursday nights. Palm Springs Convention Center and its accompanying park are here in Midtown. The venue hosts organization meetings, trade shows, job fairs and annual events like the Palm Springs Modernism Fall Show.
Palm Springs Art Museum has a calendar of exhibitions, and admission is free on Thursday nights. An added Thursday evening bonus is an official after-party at the museum's partner hotel, Drift Palm Springs. Jueves de Drift, translated from Spanish as Thursdays at Drift, offers a late-night happy hour, live DJs, and free pool use. Other events at the museum include the NVISION Latino Film & Music Festival in October and the Art Party fundraiser held in January.

Condos and million-dollar homes, many with modernist designs
San Jacinto Mountain views accompany Midtown’s palm-studded streets, lined with drought-tolerant plants like yucca and cacti. Developments often have their name on a sign out front and are separated from neighboring complexes by gated entry points, hedges and walls.
Midcentury modern architecture from the late 1940s through the 1960s is a hallmark of Palm Springs. However, Midtown was developed a bit later, kicking off in the 1970s with condos. Modernist design still had an impact. "We have a lot of modernism; people move here for that reason," Roa says. Also popular are Spanish-Revival style elements like clay tile roofing and stucco exteriors in desert earth tones.
Condominium construction continued from the 1970s through the 1980s; then some were built in the 2000s. They are much more common than single-family. One- to three-bedroom condos are priced from about $200,000 to $950,000, most often based on size, typically 700 square feet to 1,800 square feet.
For the most part, single-family homes date to the 2010s. Those about 2,000 square feet to 4,000 square feet are priced from $1.2 million to $2.5 million. They have sleek, modern architecture with geometric styling, glass and steel. Highlights include private pools, multicar garages and viewing decks.
Homeowners associations are standard for both condos and single-family homes in Midtown. Monthly fees can range from the $200s to the $700s. In some developments, like The Morrison, earthquake insurance is included.

SunLine buses, Palm Springs International Airport
SunLine Public Transit buses have stops on streets like Indian Canyon Drive and Tahquitz Canyon Way. State Route 111 meets Interstate 10 in about 12 miles; from there, it's about 100 miles to reach Los Angeles. Palm Springs International Airport has about a dozen airlines and is only a couple of miles from Midtown.
Concerns about airport noise can be submitted via an online form. The Airport Commission Noise Committee meets quarterly and accepts input from residents. The airport is not the only concern in terms of noise. Palm Springs has a strict and enforced noise ordinance, with sound level limits in residential zones designated by time of day. Rules are also in effect to prevent vacationers from going overboard with their partying. Palm Springs prohibits noise, including music, from being heard beyond a vacation rental property line.
