Contemporary architecture with traditional elements
This is one of the newest neighborhoods in Palm Springs. Built in the early 2000s, the homes have contemporary designs with Spanish-inspired elements, like tile roofs and stucco exteriors. They stand along curved streets with manicured lawns, and most properties have spacious backyards with patios. Homebuyers can own the land here, as opposed to leasing the lot. “People come for the low HOA dues; we’re the lowest in the city. The amenities are a big draw, and we’re right off Palm Canyon Drive,” says Carol Appel, a real estate agent with HomeSmart with almost two decades of experience and a Mountain Gate resident. “The homes are built well, and there are a lot of floor plans. They’re big and very livable. People get a lot for their money, and it’s a very friendly and helpful community. There’s at least one party a month and a social club with a great mix of people.” Houses sell for a median price of $770,000 after about 50 days. The full price range begins around $500,000 and continues to just north of $800,000.Neighborhood parks and stunning views
Within the neighborhood, Alta Cresta Park has open areas for games of catch or soccer, and the full-size basketball court is near large shade trees for players needing to cool off. Another way for people to beat the heat is in the park’s swimming pool. There are also two additional pools in Mountain Gate, as well as tennis courts, a playground and plenty of greenways for dog walking. Just a few blocks away, the James O. Jessie Desert Highland Unity Center offers dance, knitting and exercise classes for youth and mature adults. The neighborhood is also close to the Palm Springs Aerial Tramway. This unique sightseeing car travels 2.5 miles up to the summit of Mt. San Jacinto and gives visitors incredible panoramic views of the mountains, canyons and desert. No bike lanes exist, but public transit is available at the neighborhood’s edge, with SunLine Transit Agency bus stops on Gateway Drive and Rosa Parks Road. Mountain Gate is less than a mile from California Highway 111, also called North Palm Canyon Drive, which leads to downtown Palm Springs. Nearby, the Gene Autry Trail leads to Interstate 10, which connects to Los Angeles and Coachella. "What residents like about this community is that it is the first complex when you enter Palm Springs. It's easy to access for entering and exiting," says Samuel Ramos, a real estate agent with Platinum Star Properties with nearly a decade of experience. The community is 2.5 miles from the Desert Regional Medical Center and 5.5 miles from Palm Springs International Airport.Nearby essentials and luxury shopping downtown
The gated community doesn’t have retail stores or restaurants, but numerous shopping and dining options are just minutes away. The Tailor Shop sits along North Palm Canyon Drive, 2.5 miles from the neighborhood. This upscale cocktail bar features a classic midcentury interior and an innovative menu. Local landmark Bootlegger Tiki has been serving handcrafted rum drinks since 1953. Tower Market is just south of Mountain Gate and provides a one-stop shop for groceries and household essentials. The Shops at Thirteen Forty Five are housed in a historic Palm Springs building from 1955. Today, an art collective occupies the former insurance company and operates boutiques selling everything from customized pet grooming experiences to original artworks and luxury eyewear.Earthquake risks
Mountain Gate has a high risk of earthquakes, thanks to several nearby active fault lines. To help mitigate threats to safety in a natural disaster, Palm Springs has installed seismic valves on its largest reservoirs to prevent accidental flooding.
