Palm Springs hotspots just minutes away
Old Las Palmas borders Palm Canyon Drive, which is dotted with local shops and restaurants housed in a mix of midcentury modern and Spanish-style buildings. Locals enjoy dining at upscale and chic American restaurants like Eight4Nine and Trio. Cheeky’s is a brightly lit restaurant open for brunch seven days a week. Residents enjoy the bacon flight and dining on the outdoor patio. For a casual meal, John’s is an old-school diner serving breakfast, lunch and dinner. Further south on Palm Canyon Drive, residents can visit popular shopping centers like La Plaza, home to boutiques, gift shops and home goods stores. On The Mark is a gourmet grocery store offering wine, cheese and charcuterie items. Residents can order cheese boards from the store to share at home with friends and family. Sprawling Spanish-style homes in Old Las Palmas
Homes in Old Las Palmas are mostly Spanish-style estates on spacious lots. “A lot of the lot sizes are pretty large. The minimum lot size is 1/3 of an acre and there’s a lot of 1- and 2-acre properties. Most of Palm Springs is not like that,” Tormo says. The large properties allow residents to have backyard swimming pools or tennis courts. Many homes also have courtyards with fountains, landscaping or outdoor dining areas. In addition to the Spanish-style homes, there are plenty of contemporary and midcentury modern houses with floor-to-ceiling windows, flat roofs and bright white exteriors. Old Las Palmas is one of the most expensive neighborhoods in Palm Springs, with homes starting at $3 million. Most cost between $3 million and $6 million, but Tormo says it’s possible to find homes for as much as $15 million. Homebuyers should be aware the neighborhood is in an area with higher wildfire risk, calculated between 0.2% and 0.5% according to Risk Factor.

Desert recreation in the heart of the city
There are no parks in Old Las Palmas, but there are some nearby that add to the quality of life in Palm Springs. Ruth Hardy Park is just a few blocks east of the neighborhood. This 22-acre green space has eight tennis courts, three sand volleyball courts, a basketball court and a playground. There are several picnic tables where residents can gather for a meal with friends and family. The nearby Wellness Park is located in the northwest corner of Ruth Hardy Park and offers a quiet, relaxing space for residents to enjoy desert landscaping in the middle of the city. This small park has walking trails, benches and an exercise course to help residents stay fit.

Preparing Palm Springs students for life after high school
Students in Old Las Palmas will likely attend Katherine Finchy Elementary School, rated a B-plus by Niche; Raymond Cree Middle School, rated a B; and Palm Springs High School, rated an A-minus. Palm Springs High serves just over 1,600 students and has a student-teacher ratio of 23-to-1. Students at the school have opportunities to prepare for multiple careers in the business and medicine academies. The school also offers job shadowing opportunities within the community, allowing students to gain hands-on experience in fields like hospitality and medicine.

The neighborhood itself is very walkable as well, with wide, quiet streets where residents can walk their dogs or go for a relaxing evening stroll. For those who prefer to drive, downtown is just 1.5 miles south on Palm Canyon Drive. The nearby Desert Regional Medical Center is just half a mile away on Tachevah Drive. For longer travels, Palm Springs International Airport is about 3.5 miles east, a drive that usually takes less than 10 minutes.
