Variety with quality
Palmetto Bay is primarily residential, so its network of streets is packed with a diverse array of houses. “They are older homes,” says Pacheco, who was raised in Miami. “But you do find people tearing down houses and building from scratch or people finding lots and building homes. But it’s very rare.” Options here date back to the mid-20th century and ranch-style and Mediterranean architecture is common. There is also a wide selection of multistory new traditional and contemporary. Single-family homes in Palmetto Bay come with price tags that range from the $500,000s to more than $2 million. The area is made up mostly of single-family houses, but there are condos and townhomes as well. Prices for these vary widely, with condos running between $100,000 and $200,000 and townhomes starting in the $300,000s and quickly racing past the $1 million mark.

Palmetto Bay-area schools are on point
Miami-Dade Public Schools system serves Palmetto Bay. The district, which has a B-plus grade on Niche, allows students and their families to apply for the campuses of their choice. Where they can go depends on where they live, but options include the A-minus-rated Howard Drive Elementary, which has an active PTA and an impressive range of events, including movie night and a spring family dance. Palmetto Middle, rated an A-minus, offers a forensic science academy and the A-plus-rated Miami Palmetto Senior High offers students the chance to continue exploring forensics through the Forensic Investigative Academy.

Palmetto Bay has invested so much into its recreation facilities that the area is nicknamed the “Village of Parks.” The village’s parks are its pride and joy, and the municipality is working on adding more, including one named Veterans Park and another dubbed Tanglewood Linear Park. Existing spaces, like Coral Reef Park, already have a sterling reputation, popular for its tennis courts and exercise stations. There’s even an on-site food stand, Parkside Café, with everything from cheeseburgers to ice cream. Locals can also take advantage of the village’s location by the Biscayne Bay at spots like Deering Point Park, where they can venture out into the water thanks to the available kayak and paddleboard rentals.

Amenities aren’t hard to find
Residents are only a short drive from their pick of retail and dining options, many of them on U.S. Route 1. Colonial Palms Plaza, for instance, includes Five Below, PetSmart, Party City, and a combined Marshalls and HomeGoods. There are also a couple of well-liked restaurants in the plaza, like Caffe Portofino, which is popular in part for its pear ravioli. Babe’s Meat & Counter, down the road, is renowned for its burgers. Route 1 features a Publix and an ALDI as well, convenient for groceries. And those looking for more shopping have The Falls, an almost 840,000-square-foot mall across from Colonial Palms Plaza. “It’s a really nice outdoor mall,” Pacheco says.

The village has myriad stops in Miami-Dade County’s Metrobus network. The Metrobus system features around 1,000 buses and almost 100 routes around the region. Drivers in the area can use Route 1 as a link to Miami to the north. Route 1 also connects to Interstate 95, which can be used to reach the rest of the South Florida area.
