It wouldn’t be accurate to call Palos Verdes Estates a hidden gem — its beautiful cliffs and beaches are too well-known throughout Los Angeles to call it that. And yet, the city still feels hidden from the rest of LA, with its scenic and often-empty coastal trails and parks. “This is some of the best land there is,” says RE/MAX agent Jason Buck, a lifelong resident. “In the hills, you can get the Queen’s Necklace views where you’re looking up north to all the beach cities, all the way up to Malibu.”

Hiking the Lunada Canyon Trail
Palos Verdes Estates has a variety of outdoor spaces, from sandy beaches to public parks. The city is crisscrossed with trails and parks connecting its inland and coastal areas. "There's just so much beauty everywhere," says Epique Realty agent Shira Adatto, a longtime South Bay resident. "'Picturesque' doesn't begin to cover it. Everywhere you look, there's either a park or an amazing view." Mountain bike on the Malaga Dunes to take in the ocean views on the Lunada Canyon Trail. For a day at the beach, Palos Verdes Estates Shoreline Preserve promises stunning sunsets and some of the best hiking in LA County. Mediterranean-inspired homes starting just below $3 million
The desirability of Palos Verdes Estates and the high quality of life it promises are reflected in housing prices. There is a very limited condo availability priced below $1 million, but single-family housing costs between $2.5 million and $15 million. Home styles vary from Mediterranean ranches and villas to contemporary mansions. There are also a few cliffside architectural statement houses as well – legitimate conversation pieces. “When you’re in LA, there’s not a lot of room. Palos Verdes is much more spread out, with greater distance between the homes,” Buck says. “Many of the lots are 20,000 feet or more, and houses are set 60 feet from the street to create a more elegant feel.”

HOA rules
Palos Verdes Estates is a highly desirable area with many advantages, but there are also a lot of rules. “The HOA has complete architectural control over the properties, so when you move in there, you have a pretty strict set of rules you must follow,” Buck says. “The architectural requirements are extreme, and any plans for a remodel must pass a jury. Something like vinyl windows wouldn’t be allowed.” Contemporary homes are uncommon, with Spanish, Venetian and Mediterranean-inspired designs earning more favor.

Learning through the Palos Verdes Peninsula Unified School District
Families with children in Palos Verdes Estates are served by the Palos Verdes Peninsula Unified School District, the sixth-best public school district in California, according to Niche, which grades it A-plus. “The schools are pretty much all 10s here and involved parents really help elevate the whole environment,” Bucks says. Graded A by Niche, kids can start their education at Lunada Bay Elementary, a walkable community school that is among the best in the state. Palos Verdes Intermediate School is and A-plus middle school where state test scores show 73% of the students are at least proficient in math and 80% in reading. The district’s crown jewel is Palos Verdes Peninsula High School, the 16th-best high school in the state, according to Niche, which grades it A-plus. “Palos Verdes is known for arts and drama compared to Palos Verdes Peninsula, which is very academic,” Bucks says.

Restaurants near Lunada Bay Park
There are a few popular restaurants near Lunada Bay Park, including Salsa Verdes and Black Bamboo Sushi. However, for a more robust shopping and dining experience, locals hit up the Promenade on the Peninsula, the shopping center at the heart of the Palos Verdes Peninsula in Rolling Hills. At the shopping center, there is a Target grocery and department store, a Petco, multiple drug stores and some independent and chain restaurants. There's also a movie theater and stretches of commercial businesses.

Commutes into LA
Though it is just 25 miles south of downtown via I-110, the drive from Palos Verdes Estates to Los Angeles can be as long as 90 minutes, depending on the time of day. “Before COVID, a lot of people complained it was too far and too hard to commute, but now that people are remote working, that doesn’t matter as much,” Buck says. The city is 10 miles west of Long Beach Airport and the 405. While a car is ideal in the city, the Palos Verdes Peninsula Transit Authority operates several bus routes.

Lower than average crime scores
Crime isn’t much of a thing in Palos Verdes Estates, which has a CAP Index score of 1 (out of 10), compared to 4 nationally. “They have their own police force that residents have agreed to a supplemental property tax to fund,” Buck says. Of the offenses committed, property crimes like burglary and motor vehicle theft are the most common.
