Cost of living in Panorama City

In the mid-1900s, rows of nearly identical ranch-style homes lined Panorama City’s curving streets. Over the years, many owners renovated or expanded their houses, sometimes even adding accessory dwelling units. While single-family options have remained the most common, multifamily housing began to appear in the late 1900s, and condos now make up roughly a third of the neighborhood’s homes. In the past decade, some older properties have also been replaced with small-lot homes.

Overall, the median sale price is around $700,000, significantly lower than in neighboring Van Nuys and well below the citywide median. You might find a fixer-upper from the low $500,000s to the mid-$600,000s, but most houses range from the mid-$600,000s to just under $1.5 million. Condos tend to sell between the mid-$200,000s and the low $500,000s, while multifamily investment properties sometimes go from about $1 million to $8 million.

School choices for Panorama City families

Families are served by the Los Angeles Unified School District, and there are several public, private and charter options to choose from in the area. Some highly rated ones are:

Getting around the Greater Los Angeles area

While Panorama City is part of Los Angeles, Downtown LA is nearly 20 miles away, and the commute can take anywhere from 40 minutes to an hour and a half. As a result, some people look for work closer to home. The Kaiser Permanente Panorama City Medical Center is a key employer in the neighborhood, and Van Nuys, just to the south, has some warehouse and manufacturing jobs. In addition, you’re only about 5 miles from Pacoima and North Hollywood, and Burbank is roughly 10 miles away. Getting to Burbank typically takes less than 45 minutes, even during peak traffic.

There are also plenty of ways to travel, with major freeways like Interstate 5 and Interstate 405 nearby. Multiple bus routes serve the area as well, and Metrolink and Amtrak trains run from the Van Nuys station.

Plaza del Valle and other shopping areas

Panorama City has a number of places to eat and shop. One of the most popular destinations is Plaza del Valle, a colorful open-air mall with stores and restaurants facing the central plaza. It opened in the 1960s, and it’s still a popular place for neighbors to share meals and catch up. Other spots include:

  • Panorama Mall, a single-story mall anchored by Walmart
  • The Plant, a shopping center with big-box retail, fast-casual restaurants and a theater
  • Valley Indoor Swap Meet, a large marketplace with nearly 200 independent vendors

Staying active in Panorama City

No matter where you are in Panorama City, you’re never far from a park or a green space. Panorama Recreation Center is a hot spot for sports, youth camps and community events. Along Kester Avenue, you’ll find the Sepulveda Pool and the Sepulveda Recreation Center, which has lighted athletic courts and a train-themed playground. The Andres & Maria Cardenas Recreation Center has a skate park and hosts seasonal get-togethers, such as the Springtime Bunny Bash. Just a few miles away, Hansen Dam Recreation Area offers even more room for outdoor activities, including a lake for fishing and boating, a separate swimming lake and trails for hiking and horseback riding.
