Large lots and move-in ready homes
The neighborhood isn’t organized into neat residential blocks — it’s as organic as the scenery surrounding it, with acres of private property and long driveways leading back to custom-built homes. “It’s a great option if you’re a Chico person, but you want acreage,” says real estate broker Brian Voigt of Re/Max Home and Investment, who has previously sold homes in the area. “You feel like you’re up in the foothills, but you’re close to Chico. There are super nice houses on the creek, but there’s no speculation building. Over time, it’s been built with custom homes by people who like being close to nature but close to Chico.” Homes are typically custom-built and feature contemporary styles and Modern Traditional elements. Buyers will spend from $600,000 to $1.7 million, mainly depending on updates to the home and the acreage size. For those who want to design a home to their taste, lots of varying sizes are available, selling from $45,000 for a single acre to $300,000 for three acres.

“It feels like it’s out in nature. You’ll see lava rocks, and the creek has water all year long. People like to swim and fish,” says Dave Donnan, a Realtor at the Ryno Company with more than 25 years of experience. Butte Creek runs through the neighborhood, providing a year-round place to fish or boat. For those who like to hike, active residents and visitors from out of town enjoy exploring Butte Creek Ecological Preserve. The Butte Creek Watershed Overlook provides sweeping views of the Sierra Nevada foothills and valleys. The Camp Fire of 2018 destroyed the historic Honey Run Covered Bridge, but Butte County has plans to rebuild this landmark site. The neighborhood is full of open natural space shared by all kinds of residents. “There’s lots of wildlife up there,” says Voigt. “Lots of people get into bird watch, but there’s also bears and mountain lions, so that’s something to think about.”
